Luxury Property for Sale in Dubai

Homes and plots offered for sale by their existing owners in Palm Jumeirah, Downtown Dubai, Dubai Harbour and other communities: off-plan contracts and ready units, each with a dated asking price.

Every unit on the Luxury Listings pages is offered for sale by its existing owner. Somebody bought an apartment, or in the occasional case a plot, in Palm Jumeirah, Dubai Harbour, Downtown Dubai, Business Bay or another of Dubai's established communities, and has decided to sell it on. Mitchell's Commercial Real Estate acts for the buyer in that conversation.

Many of these units are off-plan resales. The owner holds a contract on a unit that has not yet been handed over, and the sale transfers that contract to you. You take over the remaining developer payment plan from the date of transfer. Others are ready, meaning the building is complete and the unit has been handed over. Each listing page states which of the two it is, so you never have to infer it from the photographs.

The communities include Palm Jumeirah, Dubai Harbour, Downtown Dubai, Business Bay, Bluewaters Island, City Walk, Dubai Design District, DIFC, Madinat Jumeirah Living, Dubai Islands, Dubai Marina, Sobha Hartland, La Mer and Jumeirah Village Circle, together with a small number of units on Saadiyat Island and Yas Island in Abu Dhabi. The section is checked daily, and a page is updated or marked withdrawn when a unit goes.

If you are an investor or a landlord, the questions that matter are how much is payable to the seller, how much is still owed to the developer, and when. If you are buying to live in the unit, the questions are the same with a different priority order. The sections below explain how to read a page, what the transfer involves and what it costs, so that you arrive at the enquiry already knowing what to ask. If resale is new to you, our step-by-step guide to buying a resale property in Dubai walks through the whole process from offer to transfer.

What to know before you buy a Dubai apartment from its current owner

What is an off-plan resale?

An off-plan resale is the sale of the owner's contract on a unit that is still being built. The owner signed a sale and purchase agreement with the developer, has paid some of the price under that agreement, and now sells the unit on before handover. The buyer steps into the owner's position: the unit, the contract and the instalments that remain.

Because the unit is not yet complete, it is recorded in the Dubai Land Department's Interim Property Register, the register DLD keeps for units sold before they are built. Entries are made through Oqood, the registration route by which off-plan sales are entered in that register. This matters because Article 3 of Law No. 13 of 2008 provides that any sale or other legal disposition of an off-plan unit that transfers or restricts ownership is void unless it is entered in the Interim Property Register. A resale of an off-plan unit is such a disposition, so the transfer has to be recorded there before it carries legal weight. Our RERA, Ejari and Oqood guide sets out the articles in full.

Once the building is finished and the developer receives its completion certificate, the unit moves from the Interim Property Register to the main Property Register. Under Article 8 of the same law that conversion is a duty on the developer, and the Land Department also has its own power to make the entry. That is the point at which the title deed is issued in the name of whoever then holds the contract.

How does the contract move from the owner to me?

In outline, the owner and the buyer agree terms, the developer's consent to the transfer is obtained, and the change of buyer is registered with the Land Department. The developer's consent takes the form of a no-objection certificate, or NOC. DLD lists the developer's e-NOC, issued through the Dubai REST app, as a required document for sale registration in freehold areas, as our ownership and freehold guide records.

What a developer may charge at this step is limited. Article 7 of Law No. 13 of 2008 says no master developer or sub-developer may charge fees on the resale of a unit except administrative costs approved by the Department. If a transfer or NOC charge is quoted to you without a stated approval behind it, ask which approval it rests on.

We coordinate the sequence with you at the enquiry stage and tell you in plain terms what is required from each side before any money moves.

What is a ready resale, and how does the transfer work?

A ready resale is a completed unit that has already been handed over. The unit sits on the Property Register, and the sale is the re-registration of it into your name at a Registration Trustee office, one of the transfer offices DLD lists for this purpose. Article 9 of Law No. 7 of 2006 provides that dealings creating, transferring, amending or extinguishing real property rights are valid only once recorded in the Property Register, and the date you take title is the date the register shows.

A ready unit can be viewed as it stands, so what you inspect is what you buy. That is a practical advantage for an end-user, and for a landlord it shortens the distance between completion of the purchase and a tenant in the unit.

How do I read an asking price that has a date on it?

Every price on these pages is the owner's asking price, shown as as listed on a stated date. It records what the owner asked on that day. The price you pay is the one agreed in negotiation, and a valuation is a separate exercise carried out by a valuer or a lender. Owners revise their asking prices, and a unit can be withdrawn or go under offer between one daily check and the next.

For that reason the asking price is confirmed with the owner when you enquire, before any offer is made. Treat the dated figure as the starting point for a conversation, and ask us for the current position on the day.

What does "payable to the seller" mean, and what is the balance owed to the developer?

On an off-plan resale the total price has two parts that go to different places. Where a listing shows the split, payable to the seller is the part of the asking price that is paid to the seller; the remainder is the balance still owed to the developer under the existing payment plan, which the buyer takes over.

Reading the two together tells you how much cash you need on transfer and how much you are committing to over the following months. Two units with the same total price can ask for very different amounts up front. Check the split first, then ask for the instalment dates before you compare units against each other. We confirm the split and the instalment dates with the owner when you enquire.

What does the transfer cost?

The Land Department's published fee lines for a property sale registration are 2% of the sale value from the seller and 2% from the buyer, plus AED 250 for the title deed certificate, AED 225 for a unified Dubai Municipality map, AED 10 knowledge and AED 10 innovation fees, and a registration trustee fee of AED 4,000 plus VAT on sales of AED 500,000 or more. Those are the figures recorded on the DLD service card as read in August 2026, and government fees are revised periodically. Confirm them on DLD's own page on the day you transact.

Lending terms depend on the unit, the borrower and the bank, and for an off-plan resale they also depend on how far the payment plan has progressed. Our mortgages in Dubai pages set out the shape of the market, and the next step is a lender or broker who will underwrite your actual purchase. Our buying costs tool lets you put your own figures through the sums.

What can I check about a unit before I make an offer?

The Dubai Land Department publishes a free Property Status Enquiry. You can search by title deed number, property number, Makani number or municipality number, or select the plot on a map. The result carries a Freehold or NonFreehold flag, where Freehold means purchase is allowed for all nationalities. As our ownership guide notes, the enquiry also shows property blocking, municipality violations, rental dispute cases and the title deed explanation.

Whether a particular unit is open to you as a non-UAE national depends on the plot. Article 4 of Law No. 7 of 2006 allows non-nationals to take freehold, usufruct or leasehold up to 99 years only in areas the Ruler of Dubai has designated. Check the specific plot before you commit, and ask us to help with it.

How do I use the directory, and what happens when I enquire?

The Luxury Listings directory brings the current units together so that you can narrow a long list to the handful that fit your brief. If you are still choosing between locations, start with our area guides for investors, including the Palm Jumeirah investment guide and the Dubai Harbour investment guide.

Each listing page shows the dated asking price, the size in square feet, bedrooms where given, the view, whether the unit is off-plan or ready, and whether it is available or under offer. It also carries the description supplied with the listing and, where we publish them, links to our brief on the project and our guide to the area.

When you enquire, we confirm with the owner that the unit is still available and what the current asking price is. We then tell you what is outstanding to the developer where that applies, and what the transfer will involve. You decide whether to make an offer once you have that picture. To start, use the form on the contact page, or browse the projects directory first if you want the developer's own material alongside the resale.

Why do pictures of units in one development look alike?

Many units in this section are in buildings that are still under construction. For an off-plan building, the developer's renders show the building and its typical interiors, so listings in the same development often share the same images.

Where a unit is ready, the description supplied with the listing is the guide to its present condition, and we recommend a viewing before an offer. Whichever type you are looking at, the project brief linked from a listing carries the developer's published material for the building.

Can I run the numbers before I enquire?

Yes, and for an investment purchase you should. A yield depends on the price you agree, the service charge in the years you own the unit and the rent a tenant actually pays. The rental yield calculator lets you enter your own assumptions and see the result, and the buying costs tool adds the transfer costs to the same working. Bring the figures to the enquiry and we will go through them with you.
