Asking prices for homes on Al Marjan Island, in Mina Al Arab and in Al Hamra Village, building by building. Find a building on the map, compare its price per square foot with its neighbours, and see the completion date and payment plan its developer advertises. The figures are the prices sellers and developers were asking on the open market on 28 October 2026, not registered sales.
Map
Each dot is a building. Gold dots are finished and grey dots are under construction, and a larger dot means more asking prices behind its figures. Select a dot, or a name in the table, for the building’s median asking price per sq ft by bedroom, its lowest asking price, and the developer, completion date and payment plan where the developer advertises them. The filters above the map apply to the table as well. On a phone, move the map with two fingers so the page still scrolls.

Opportunities
These homes were asking at least 10% less per square foot than the median for the same number of bedrooms in the same building, measured against at least 4 asking prices, on 28 October 2026. A gap like this can mean a seller who wants to move quickly, a unit with a drawback such as a low floor or a blocked view, or a mistake in the advert. We find out which before we put one in front of a client. Ask about any of them and we will tell you what we find.

Method
Every price on this page is an asking price: what a developer or an owner was asking for a home advertised for sale or rent on the open market on 28 October 2026. None of them is a registered sale, and the price a buyer agrees can be different. We read 332 sale prices and 241 rents across the three communities, from 9,246 homes advertised for sale and 3,542 for rent that day.
Price per sq ft is the asking price divided by the size given in the advert. A community median covers every asking price we read in that community; a building median needs at least 3, and a bedroom median inside a building needs the same. Adverts with a size of 100 sq ft or less, or a price per sq ft below AED 400 or above AED 15,000, are left out as likely errors.
Annual rent per sq ft is the asking rent for a year divided by the size; monthly rents are multiplied by twelve. The gross yield divides the median asking rent by the median asking price for the whole community. It comes before service charges, vacancy and management fees, and it is not a forecast of what any one unit will earn.
Where a developer advertises a project, the building carries that developer’s name, its completion date, its payment plan and its down payment as the developer gives them. Buildings found only through homes advertised for resale carry their position, construction status and asking prices. Positions are those given in the adverts. Next step
Asking prices show how each building is pitched. They do not show what a seller will accept, which units in a building are still available from the developer, or how far construction has actually reached. Tell us what you want to buy and your budget, and we will come back with the buildings we would look at first and the reasons for each.
