Dubai Project Location Intelligence

Choosing where to build, buy or open is a question about what surrounds a location and what is coming to it. Dubai Project Location Intelligence sets the official figures for any part of the city side by side: the homes due to complete nearby, year by year; the metro, tram and bus; schools and their ratings; and the residents who already live there. Every figure carries its source and its date.

  • An overview map of 1,144 blocks of about 0.75 km² each, shaded by the figure you choose, with Dubai Municipality’s community outlines and the metro and tram network.
  • about 360,000 units on the Dubai Land Department register are due to complete from the rest of 2026 to the end of 2030, read 18 Oct 2026. Each module places them within 1 km and 2 km of your pin.
  • Seven modules, each on its own page: an area dashboard, a developer pipeline, a site finder that ranks only by the priorities you rate, catchment and growth, compare locations, a gap finder and a shortlist.

1,144 blocks of the city

Pick what the blocks are shaded by from the row above the map. Dark blocks sit low among the city’s blocks on that figure and gold blocks sit high. Click anywhere for a location card, or search an area or a station. Open the layer panel under the map to switch the metro and tram, the project groups and the community outlines on or off.

Modules

Seven modules, one set of facts

Each module is its own page with its own map, built on the same dated figures as the overview. Your pin travels with you: drop it once and every module opens on the same spot.

01

Area dashboard

Everything we hold about one spot, as figure tiles: the homes due within 1 km and 2 km by year, the nearest metro and tram, bus stops, schools by KHDA rating and the community’s residents. Figures that only exist for the whole community are marked as community-level.

Open the area dashboard
02

Developer pipeline

Pick your handover year and see how many units are scheduled to complete in that same year within 1 km and 2 km of your plot, next to the residential units registered as sold around it last year. The figures come straight from the Land Department’s records, with no forecast laid on top.

Open the developer pipeline
03

Site finder

Rate your priority for each factor from 0 to 10 and the map shades every block by how well it matches. Nothing is ranked until you rate one, and every match comes with a full breakdown of the figures behind it.

Open the site finder
04

Catchment and growth

Drop a pin and see the units scheduled to complete within 1 km and 2 km of it, year by year, as bars or a running total, beside the residents of the community that holds it.

Open catchment and growth
05

Compare locations

Place two or three locations and see the same figures for each side by side, every one measured from its own pin. The link keeps all three, so a comparison can be shared.

06

Gap finder

Set thresholds such as residents with no school within 2 km, or homes due with no clinic within 1 km, and the map shades every block whose figures pass them. It reports what it found and makes no recommendation.

07

Shortlist

Save up to 10 locations from any module and see their key figures side by side. Reorder them, remove them, and email the whole shortlist to yourself.

Who it is for

How developers, investors and tenants use it

Developers weighing a plot

The first question on a new scheme is what else will be finished nearby at the same time. The developer pipeline reads the units scheduled on the Land Department register within 1 km and 2 km of the plot, year by year, so you can see how crowded your handover year is before you commit to it. The area dashboard adds the transport and schools a buyer or tenant will ask about.

Investors comparing areas

An investor buying off-plan is buying into an area as it will be at handover. The overview map shows where the register has the most units due by 2030, how close each block is to a metro station and how many schools sit within 2 km. Read it with the Dubai development map and the Dubai handover pipeline for the month-by-month dates.

Larger tenants choosing a location

A school operator, a clinic group, a supermarket or a large office tenant depends on who can reach a site and who lives around it. The site finder lets you rate your priorities, such as many residents, being close to a metro station or schools nearby, and shows the blocks that match them best.

What it leaves to us

The tool shows what surrounds a location and what is due there. It does not show which plots, units or shops are available, or what they cost today. That is the conversation we have with you: tell us the locations you are weighing and what you need from them, and we will come back with what is on offer.

Layers

What the map shows, and how it is measured

Drop a pin anywhere and the tool measures from that exact point in a straight line: the nearest metro station and tram stop, the bus stops within 500 m, the schools within 2 km, and the units in registered projects within 1 km and 2 km. Residents come from the Dubai Municipality community that holds the pin, so every pin in a community shares that figure, and the page marks it as community-level wherever it appears.

For comparing one part of the city with another, the city is also divided into equal hexagonal blocks of about 0.75 km², the same grid as the development map. The shading and the site finder measure each block from its centre.

Shading on the overview map shows where a block sits among all 1,144 blocks on the figure you choose, from the lowest to the highest. A block with no figure for that measure is left unshaded. The 53 metro stations and 11 tram stops appear under their place names, and 66 of them carry their journeys for Sep 2025 to Aug 2026. Population covers 224 communities, about 4.6 million residents in all at the end of 2025.

Limits

How far to rely on each figure

Units due

The units are every unit type the register credits a project with, so a hotel or an office tower counts alongside apartments and villas. A completion date on file is a filing with the Land Department and can move. Sums are rounded to two significant figures, which is why the tool says “about”, and a figure resting on fewer than 2 projects is left blank.

Distances

Every distance is a straight line from your pin, to the nearest 10 m; a pin on a station reads under 50 m. The site finder compares blocks, so there each distance runs from the centre of the block. A walking or driving route will be longer, sometimes much longer where a highway or the creek lies between. The tram distance appears only where the nearest stop is within 3 km.

Schools

KHDA’s School Search places each school to about 1 km, so a school near the edge of the 2 km circle could fall either side of it. Use the count as a guide to how well an area is served, and check the KHDA listing for a particular school’s rating and fees.

Residents and journeys

Population is the Dubai Statistics Center estimate for each community at the end of 2025. Station journeys count trips through the gates; they tell you how busy a station is, and they do not count people walking past a shop front.

Questions

Dubai Project Location Intelligence questions

What is Dubai Project Location Intelligence?

Dubai Project Location Intelligence is a free set of map tools from Mitchell's Commercial Real Estate for developers, investors and larger tenants weighing up a location in Dubai. It brings together the Dubai Land Department project register, RTA transport data, KHDA school data and Dubai Statistics Center population estimates for 1,144 blocks of the city. The overview map shows the whole city; seven modules (the area dashboard, the developer pipeline, the site finder, catchment and growth, compare locations, the gap finder and a shortlist) each answer one question about a location.

Where do the figures come from, and how current are they?

Every figure is from an official source and carries its date. The project register was read 18 Oct 2026. Metro and tram stations are RTA data dated 22 Sep 2025, bus stops 21 Sep 2025. Schools are KHDA's School Search, dated 11 Oct 2026. Residents are Dubai Statistics Center estimates for the end of 2025. Open data comes through Dubai Data under the Dubai Open Data Licence.

Does the tool show individual projects?

No. Every figure about new homes is a sum over at least 2 registered projects, and a figure that would rest on a single project is left blank, so no project can be picked out. The map draws registered projects only in groups. To see the projects registered in an area, use the off-plan directory.

What are the community outlines on the map?

They are the boundaries of the communities Dubai Municipality uses, dated 28 Sep 2026. Residents and residents per km² are published for these communities, so a figure marked community-level describes the whole community that holds your pin, and every pin inside it carries the same figure.

Does the tool rank or score locations?

Only when you ask it to. The overview map and the area dashboard show facts. The site finder starts with every factor switched off; once you rate a factor's priority from 1 to 10, it shows how each block matches your priorities and lists the closest matches. There are no presets and no ranking of our own. The gap finder filters blocks by thresholds you set and lists those that pass, without scoring them.

Is it free, and can I keep my results?

It is free to use, with no sign-in. Each module has an "Email my results" form that sends the figures on screen to your inbox, and the address bar keeps your pin, so you can bookmark a location or send it to a colleague. "Save to shortlist" keeps up to 10 locations in your browser, with their key figures side by side.
