Dubai developer pipeline: homes due next to homes sold

A developer choosing a handover year wants to know what else will complete around the plot at the same time, and how many homes have been changing hands there. Pick a plot and a year and the tool sets out the Land Department’s own figures for 1 km and 2 km around it. It makes no forecast.

  • Units scheduled to complete in your handover year within 1 km and 2 km, from the project register read 18 Oct 2026.
  • Residential units registered as sold within 1 km and 2 km in 2025, homes only.
  • The map shades every block of the city by the units due in your chosen year within 2 km.

The tool

Dubai developer pipeline BETA

Search an area or a station, or click the map, then choose your handover year. “Side by side” gives the figures for that year; “Every year” lays out all the years for the same plot.

Map layers

Map layers

Units scheduled to complete are every unit type the Dubai Land Department project register credits a project with, by the completion date on file, read 18 Oct 2026; cancelled projects are left out. The 1 km and 2 km circles are drawn around the pin and measured from it in a straight line. The map shades each 0.75 km² block by the same figure measured from the block’s centre, to compare blocks with each other.

Guide

How to read the developer pipeline

Units due in your year

The left-hand figures are the units in registered projects within 1 km and 2 km of your pin, measured in a straight line from it, with a completion date in the year you chose. Across the whole register, 2028 has the most units scheduled, about 110,000, on the register read 18 Oct 2026.

Homes sold last year

The right-hand figures are the homes registered as sold with the Land Department during 2025, in projects within 1 km and 2 km of the same pin. A sale counts once, against the project it was registered to, and only homes are counted.

The map

Each 0.75 km² block of the city is shaded by the units due within 2 km of its centre in your chosen year, from dark for the fewest to gold for the most. Change the year and the shading follows, so you can see which parts of the city carry the heaviest schedule in that year.

Every year

The “Every year” tab puts all the years for one plot in one table, with the year you chose highlighted, so you can compare a handover in one year with the year before or after it.

Limits

How far to rely on each figure

Completion dates move

A completion date on the register is a filing with the Land Department. Projects are re-dated, and the units scheduled in any year can shift as they are. Cancelled projects are left out.

Small numbers stay blank

Any figure that would rest on fewer than 2 projects is left blank, and sums are rounded to two significant figures, which is why the tool says “about”.

Questions

Developer pipeline questions

What does the Dubai developer pipeline show?

For any plot you pick, it shows the units scheduled on the Dubai Land Department project register to complete in your chosen handover year within 1 km and 2 km, read 18 Oct 2026, next to the residential units registered as sold within 1 km and 2 km in 2025. The two figures sit side by side as dated facts.

Does the tool forecast sales or prices?

No. It sets out what is on the Land Department's records and leaves the judgement to you. There is no projection, no ratio between the two figures and no rating of the location. If you would like a view on a particular plot, talk to us.

Why can the two sides count different things?

Units scheduled to complete are every unit type the register credits a project with, including hotel rooms, offices and shops in mixed schemes. Units registered as sold count homes only: apartments, serviced apartments, stacked townhouses and villas, one count per transaction, with land, whole buildings and hotel rooms left out. The full rule sits under "What counts as a sale" in the tool.

Why is a figure blank for some locations?

A figure that would rest on fewer than 2 projects is left blank, so that no single project's figures can be read off the map. Sums are rounded to two significant figures.

Which handover years can I choose?

The rest of 2026 (from the day the register was read, 18 Oct 2026), each year from 2027 to 2030, and after 2030. The "Every year" tab lays all of them out in one table for the same plot.
