Grand Bleu Tower is a branded-residence development by Emaar in collaboration with couturier Elie Saab, at Emaar Beachfront — the gated private island set within Dubai Harbour between Dubai Marina and Palm Jumeirah. Marketed as the first ELIE SAAB designer building in the world, the residences carry interiors by Elie Saab, with an optional ELIE SAAB furniture collection available for private purchase. The tower rises above the Arabian Gulf with sweeping views of Palm Jumeirah, the sea and the promenade.
The Emaar brochure places the 1, 2 and 3-bedroom residences on the 2nd to 35th floors and the 4-bedroom penthouses on the 37th to 45th, overlooking the Arabian Sea, Palm Jumeirah and Dubai Marina. Per the Emaar Tower 1 floor-plan pack, 1-bedroom apartments run from 787.38 to 984.79 square feet, 2-bedroom apartments from 1,228.92 to 1,705.43 square feet, and 3-bedroom apartments from 1,939.76 to 2,454.61 square feet, with the 4-bedroom penthouse at 2,706.69 to 3,003.88 square feet — all total areas including balcony. A two-tower configuration on a shared podium is reported by PropSearch; only the Tower 1 floor-plan pack has been read, and no Emaar document held states a total storey count.
Construction ran from September 2019 to May 2023, so the building trades on the secondary market rather than off-plan. Figures below reflect completed-building resale data rather than a developer launch.

Grand Bleu Tower is developed by Emaar, the developer behind many of Dubai's landmark destinations, in a design collaboration with couturier Elie Saab. Emaar reported revenue of AED 49.6 billion for 2025 and, with a proven delivery track record, has delivered over 125,600 residential units across Dubai and other global markets since 2002. Its portfolio includes Burj Khalifa and Dubai Mall. As a delivered building, Grand Bleu Tower carries none of the completion uncertainty of an off-plan purchase.

Emaar Beachfront is a gated island community within Dubai Harbour, with 1.5 km of private beach, two neighbourhood parks and a waterfront promenade of retail and dining. Grand Bleu Tower has private beach access and, per the Emaar brochure, sits five minutes from Dubai Marina, 25 minutes from Downtown Dubai and Dubai International Airport and 45 minutes from Al Maktoum International, with seamless access to Sheikh Zayed Road. The brochure also puts the Marina and yacht club steps away. The position combines a resort-style island setting with genuine connectivity to the rest of the city.
THE ELIE SAAB BRAND
The building's distinguishing feature is its ELIE SAAB branding: interiors designed by the couturier, a coordinated furniture collection available for private purchase, and lobby and architectural detailing carrying the label's aesthetic. The Emaar brochure describes the architecture as evoking Miami's Art Deco District. Building amenities listed in the brochure are multi-purpose rooms, fitness facilities, a barbecue area and a landscaped pool deck, with children's playgrounds nearby. Branded residences of this kind typically command a premium over comparable non-branded stock and can support stronger short-let positioning, though both should be verified against current market evidence.
