DETAILED PROPERTY DESCRIPTION
Raw District by Imtiaz Developments
Location: Sheikh Zayed Road (E11), Jebel Ali, Dubai
Raw District sits on Sheikh Zayed Road in downtown Jebel Ali, positioned at the convergence of four of Dubai's most significant growth vectors: Dubai Marina, Expo City, Palm Jebel Ali, and the future Al Maktoum International Airport. It is one of the few development sites in the emirate that is simultaneously at the edge of an established district and at the centre of what is about to define the next chapter of the city's expansion along its south-western corridor.
For ground-floor retail, the location carries a level of footfall and visibility that few addresses in Dubai can match. Sheikh Zayed Road is the city's primary arterial spine, carrying significant daily traffic volume past the development's frontage. Two of the four towers within the district have a direct pedestrian bridge connection to the metro station — placing Raw District's retail base at the intersection of road, metro, and community footfall from day one.
The surrounding catchment is growing fast. Palm Jebel Ali's residential communities are taking shape 10 minutes away, Expo City — now a permanent business, education, and events district — sits 10 minutes in the other direction, and Dubai Marina's established residential and hospitality community is 15 minutes from the site. Retail here serves not just the tower's own residents, office users, and serviced apartment guests, but a broad and expanding corridor of daily commuters and community residents.
Project Overview
Raw District is a mixed-use master development by Imtiaz Developments, a Dubai-based developer founded in 1993 with an AED 10 billion portfolio across 40+ projects and 2,000+ delivered units. Led by CEO Masih Imtiaz, the company operates a fully integrated model — design, construction, joinery, aluminium and glass, investment, property management, and after-sales — all delivered in-house under the philosophy of "A Journey to Perfection."
The development comprises four towers built around a shared landscaped podium, integrating retail spaces, office floors, co-working, serviced apartments (Raw Stay), and branded residences within a single interconnected district. Two towers are directly connected to the metro station via a dedicated pedestrian bridge.
The ground-floor retail and commercial level forms the active base of the district — a curated mix of dining, services, and street-level activation designed to operate as a genuine urban destination rather than a standard building amenity podium.
Raw District is the first iteration of the Raw brand, with subsequent locations planned for London, Miami, and Madrid.

Location
At the Corridor That Defines Dubai's Next Chapter
Raw District occupies a position on Sheikh Zayed Road in downtown Jebel Ali that sits at the precise intersection of Dubai's established south-western corridor and the city's most significant future growth. To the east lies Dubai Marina and Palm Jumeirah — some of the city's most established residential and hospitality destinations. To the west, the corridor opens toward Palm Jebel Ali, Expo City, and Al Maktoum International Airport, the trio of mega-projects that will together reshape the city's centre of gravity over the next decade.
For retail, this is one of the most consequential locations in the pipeline. The development is built around a metro station with a direct pedestrian bridge connection, ensuring that daily commuter footfall passes directly through the district's retail base. The four towers above contribute residents, office workers, co-working members, and serviced apartment guests from day one — creating a layered, multi-source footfall dynamic that most ground-floor retail in Dubai cannot replicate.
Connectivity
Sheikh Zayed Road (E11): Dubai's primary arterial road, with direct frontage — among the highest-visibility retail addresses in the city
Dubai Metro (Red Line): Direct pedestrian bridge connection from two towers to the metro station
Emirates Road (E611): Parallel corridor linking to the northern and southern emirates
Al Khail Road (E44): Access toward Business Bay, Downtown, and the western corridor
Proximity to Landmarks
10 minutes — Palm Jebel Ali, Expo City
15 minutes — Dubai Marina
20 minutes — Palm Jumeirah
25 minutes — Al Maktoum International Airport
30 minutes — Dubai International Airport
50 minutes — Abu Dhabi
The convergence of Sheikh Zayed Road frontage, direct metro connectivity, and proximity to the city's largest future growth corridor makes Raw District's ground-floor retail one of the most strategically positioned commercial opportunities currently available in Dubai.
