TWO-TOWER APARTMENTS AT CREEK BEACH, DUBAI CREEK HARBOUR
Orchid is a two-tower residential development by Emaar at Creek Beach — Dubai's first-of-its-kind urban beach in the middle of Dubai Creek Harbour, set along the historic Dubai Creek. Conceived as a family-friendly retreat, Creek Beach pairs 700 metres of white sand with an infinity pool and sunset views, and Orchid occupies a prime position within the community, set around a vibrant inner plaza.
The development comprises 208 units across two towers: one, two and three-bedroom apartments, together with four-bedroom penthouses, in a modern design with generous private balconies. The floor plans draw one-bedroom layouts from 667 square feet and three-bedroom layouts to 2,012 square feet, with starting prices from AED 1.15 million.
Emaar has structured the launch around a construction-linked payment plan — a 10% down payment followed by further instalments tied to construction milestones, with the final payment due on 100% construction completion, estimated for September 2025.

UNIT MIX & STARTING PRICES

| 1-Bedroom | Tower 2 | 731 | 1.16M |
| 2-Bedroom | Tower 1 | 1,041 | 1.78M |
| 2-Bedroom | Tower 2 | 1,124 | 1.68M |

| 3-Bedroom | Tower 2 | 1,679 | 2.57M |
Average sizes and starting prices per the Emaar fact sheet (Towers 1 and 2). An average is not a range: the Emaar floor plans draw total areas (apartment plus balcony) of 666.50 – 1,183.71 sq ft across 28 one-bedroom layouts, 998.14 – 1,670.45 sq ft across 9 two-bedroom layouts and 1,514.48 – 2,012.00 sq ft across 5 three-bedroom layouts. The ranges are wide because ground and podium-level homes carry large terraces — the largest one-bedroom is unit 103 at level 01, where a 604.07 sq ft apartment has a 579.64 sq ft terrace, and the largest three-bedroom is unit 108 at level 01, where a 1,379.40 sq ft apartment has a 632.60 sq ft terrace. The ranges are stated across both buildings because the floor plans label them Building 1 and Building 2 while the fact sheet labels them Tower 1 and Tower 2, and no Emaar document held states which is which. Four-bedroom penthouses are noted in the fact sheet; no penthouse layout is drawn in the floor-plan pack, so sizes and pricing are confirmed on request.
THE INVESTMENT CASE
Orchid is an off-plan, standard-tier brief: the angle below is qualitative. Where the live Dubai Land Department transaction feed for Dubai Creek Harbour is available, current pricing and PSF trends will be shown alongside — those figures are the basis for any comparison, not the estimates below.
DEVELOPER: EMAAR, ONE OF DUBAI'S MOST ESTABLISHED DEVELOPERS
Orchid is developed by Emaar, the developer behind many of Dubai's landmark destinations. Emaar reported revenue of AED 49.6 billion for 2025 and, with a proven delivery track record, has completed over 125,600 residential units across Dubai and other global markets since 2002. Its portfolio includes Burj Khalifa and Dubai Mall. For investors, this scale and delivery history provide a meaningful measure of confidence at the off-plan stage.
LOCATION: CREEK BEACH, DUBAI CREEK HARBOUR
Dubai Creek Harbour is an Emaar master-planned waterfront district along Dubai Creek, near the Ras Al Khor Wildlife Sanctuary, with a marina and central park and strong connections to Downtown Dubai. Orchid occupies a prime position at Creek Beach, set around a vibrant inner plaza and close to a 700-metre urban beach, steps from dining, retail and leisure. It is around 10 minutes from Burj Khalifa and Downtown Dubai and 15 minutes from Dubai International Airport.
APPLICABLE STRATEGIES
- Pre-handover resale — the construction-linked plan means a buyer commits limited capital ahead of the 2025 completion; Dubai Creek Harbour has an established resale market in its delivered towers, giving a potential exit route before handover. Actual premiums depend on market conditions at the time and should be checked against live DLD data.
- Buy-and-hold for rental — beach-side apartment stock in a family-focused community supports long-let demand; yields to be confirmed against current rental evidence.
- Owner-occupation — a primary or second home steps from an urban beach and central amenities.
RISKS & WATCHPOINTS
- Off-plan completion risk — delivery is estimated for September 2025; timelines can move, and returns depend on the market at handover, not today's.
- Entry pricing — current pricing and PSF should be verified against live DLD transaction data for Dubai Creek Harbour before committing.
- Service charges — beach-side and amenity-rich communities typically carry higher service charges, which affect net yield.
- Supply — Dubai Creek Harbour has a substantial delivery pipeline; concurrent handovers can affect near-term resale and rental pricing.
