TWO COMPLETED HIGH-RISE TOWERS ON CREEK ISLAND
Creek Gate is a completed two-tower development by Emaar on Creek Island, at the heart of the Dubai Creek Harbour waterfront district on Dubai Creek. Tower 1 rises 30 storeys and Tower 2 rises 36 storeys, holding a mix of 1, 2 and 3-bedroom apartments positioned on the northern edge of Dubai Creek Harbour Central Park, with views across the creek, the park and toward Burj Khalifa and the Ras Al Khor Wildlife Sanctuary.
Per the Emaar floor plans, which cover both towers, 1-bedroom homes have a suite area of 645 square feet and a total area of 725 square feet including balcony; 2-bedroom homes 963 to 1,018 square feet suite and 1,046 to 1,111 square feet total; and 3-bedroom homes 1,403 square feet suite and 1,490 square feet total. The Tower 1 and Tower 2 layouts publish identical areas.
Construction began in March 2017 and the towers were completed in November 2021, so Creek Gate trades on the secondary market rather than off-plan. Figures below reflect completed-building resale data rather than a developer launch.

THE INVESTMENT CASE
Creek Gate is a completed, standard-tier brief: the angle below is qualitative. Where the live Dubai Land Department transaction feed for Dubai Creek Harbour is available, current pricing and PSF trends will be shown alongside — those figures are the basis for any comparison, not the estimates below.
DEVELOPER
Creek Gate is developed by Emaar, the developer behind many of Dubai's landmark destinations. Emaar reported revenue of AED 49.6 billion for 2025 and, with a proven delivery track record, has delivered over 125,600 residential units across Dubai and other global markets since 2002. Its portfolio includes Burj Khalifa and Dubai Mall. As a delivered pair of towers, Creek Gate carries none of the completion uncertainty of an off-plan purchase.
LOCATION
Dubai Creek Harbour is an Emaar waterfront district on Dubai Creek, built around a marina and a central park and positioned close to Downtown Dubai. Creek Gate sits on Creek Island, bordering the northern edge of the district's Central Park, with the yacht club, promenade and retail destinations within the island. The brochure cites Downtown Dubai roughly 10 minutes away and Dubai International Airport around 15 minutes by road.
RESALE & RENTAL CASE
- Buy-to-let / long-let — completed high-rise towers on an island setting with park and creek views support long-let demand; yields to be confirmed against current rental evidence and live DLD data.
- Secondary-market entry — as delivered towers, units can be inspected and income assessed before purchase, unlike an off-plan launch.
- Indicative resale pricing — recent PropSearch transaction data shows 1-bedroom units around AED 1.4–1.8 million (approximately AED 1,966–2,458 per sq ft), 2-bedroom units around AED 2.4–2.9 million (approximately AED 1,346–2,584 per sq ft) and 3-bedroom units from around AED 2.3 million (approximately AED 2,142 per sq ft). These are indicative only; current pricing and yield are confirmed against live DLD data.
RISKS & WATCHPOINTS
- Secondary-market pricing — pricing is set by individual resellers and varies by floor, view and condition; entry points should be verified on current PSF, not indicative figures.
- Service charges — high-rise waterfront stock carries service charges that affect net yield; current rates should be confirmed.
- Supply — Dubai Creek Harbour has a large ongoing delivery pipeline; new completions nearby can affect resale and rental pricing.
