Individual arm’s-length sales as registered with the Dubai Land Department. Sizes are as recorded on the title deed; price is the registered consideration, which excludes transfer costs and any agency or developer charges.

Registered DLD transactions for this project. Only arm's-length 'Sales' of homes are counted; intra-family 'Gifts' transfers, zero-price rows, and land, building and villa transfers are excluded. Offices, shops, showrooms and other non-residential units in the same building are also excluded — they price far above the apartments above them and would otherwise set the top of the price-per-square-foot range. Where the register holds the same sale twice, the duplicate is removed before anything is counted. A project is published at any count, down to a single sale; below 30 qualifying sales it is marked as a small sample, and no percentage or purchase-price seed is derived from it. The registered-sales count in the headline is every sale registered against the project over its whole history, of any property type, from the DLD transaction feed; the headline median is the last six months of apartment and villa sales only, from the same feed. The remaining figures on this page (range, quarterly and monthly series, bedroom table, recent sales) are apartments and villas since the first sale in the extract. Period and bedroom figures are medians of AED per square foot, which are robust to the outliers that skew a mean on a thin sample. A bedroom row or quarter resting on a handful of registered sales is shown with its sale count and marked as a small sample, because a median over one or two sales describes those sales and not the market. Benchmarks are medians over the trailing 12 months for the same area and registration type. This is a dated extract, not a live query: it changes only when the extract is regenerated with `npm run data:dld`. Dates are the Dubai Land Department's own registration dates. Where a sale reaches us twice — once in DLD's bulk export and once in its daily feed — we keep the bulk record, and DLD registers on working days, so a sale agreed at a weekend carries the following working day. Source: Dubai Land Department (DLD) transaction register, via Mitchell's DLD pipeline. Data as at 7 Oct 2026; extract generated 10 Oct 2026. Past registered prices are evidence of what has been paid, not a forecast of future value.

The brief

About this project

Waterfront apartments in two towers at Dubai Creek Harbour

Creek Bay is a two-tower residential development by Emaar at Dubai Creek Harbour. Emaar's fact sheets describe a waterfront enclave near Creek Marina and the Ras Al Khor Wildlife Sanctuary, with panoramic views of Downtown Dubai, Burj Khalifa and the sanctuary.

The homes are one, two and three-bedroom apartments. Emaar's fact sheets list 214 homes in Tower A and 354 in Tower B. On Emaar's floor plans, total areas run from 732.16 sq ft for the smallest one-bedroom to 2,431.78 sq ft for the largest three-bedroom, a ground-floor home in Tower A whose plan gives it 863.16 sq ft of balcony area.

Emaar's Tower B fact sheet, in a file dated February 2026, gives a minimum price of AED 1.79 million for a one-bedroom apartment. The Tower A fact sheet, in a file dated November 2025, starts at AED 1.80 million for a one-bedroom in that tower.

The payment plan is 80/20 in both towers: 80% from booking through construction and 20% on 100% construction completion. Emaar estimates construction completion for April 2030, and the DLD project register records 30 April 2030 for project 4198.

Every figure below is derived from arm’s-length sales registered with the Dubai Land Department — completed transactions, not asking prices. The register was read on 10 Oct 2026. The most recent qualifying sale at Creek Bay is dated 7 Oct 2026. Medians are of AED per square foot across all unit types unless stated otherwise.

Premium and discount compare Creek Bay’s median AED/sqft with each benchmark median from the same extract; n is the number of registered sales behind each median. A premium is neither good nor bad in itself — it reflects specification, unit mix, floor level and how recently the sales were registered. Bar length is proportional to the median shown.

The developer

Emaar

One of Dubai’s largest and longest-established master developers.

Emaar Properties is the developer behind a substantial share of Dubai’s best-known destinations, including Burj Khalifa and Dubai Mall. It builds at master-community scale — Dubai Hills Estate, Dubai Creek Harbour, Emaar South, The Valley, Downtown Dubai, Emaar Beachfront and Rashid Yachts & Marina among the communities covered on this site — so an Emaar project usually sits inside an established masterplan with its own retail, schools and parks.

Emaar reports a delivery record stretching back to 2002 across Dubai and international markets.

Method

Figures as at 7 Oct 2026

Two different things sit on this page: transaction evidence taken from the Dubai Land Department’s public register, and the mechanics of buying in Dubai. The four notes below explain how the figures were built and what they can fairly be used for.

  1. Registered salesEvery Dubai Land Department figure on this page comes from a sale that completed and was entered on the public register, so it tells you what buyers have paid. A developer’s price list tells you what the developer is asking today, which is a different measure, so asking prices, portal listings and price lists are not counted in these figures.
  2. MediansProject samples are often thin, and a single penthouse or one bulk-discounted floor will pull an average a long way off. The median — the middle transaction — describes the typical unit far more reliably at these sample sizes. The count behind each figure is always shown so you can judge how much weight it deserves.
  3. Sales only“Sales” means arm’s-length sales. Intra-family and other “Gift” transfers are excluded, as are rows registered at zero or nominal consideration, because neither is evidence of a market price.
  4. A dated snapshotThese are a snapshot, stated as at 7 Oct 2026, taken from one extract of the register rather than queried live. A figure for this project quoted elsewhere, or taken from a different extract, may not match what you see here.

Common questions

Where is Creek Bay?

In Dubai Creek Harbour. Emaar's fact sheets give 5 minutes to the Ras Al Khor Wildlife Sanctuary, 10 minutes to Dubai International Airport, 15 minutes to Burj Khalifa and Downtown Dubai, 25 minutes to Dubai Marina and 40 minutes to Al Maktoum Airport. Our Dubai Creek Harbour investment guide covers the wider community.

What homes are in Creek Bay?

Emaar's fact sheets list 214 homes in Tower A (91 one-bedroom, 96 two-bedroom and 27 three-bedroom) and 354 in Tower B (152 one-bedroom, 161 two-bedroom and 41 three-bedroom). On Emaar's floor plans, total areas run from 732.16 sq ft for the smallest one-bedroom to 2,431.78 sq ft for the largest three-bedroom.

What is the starting price?

Emaar's Tower B fact sheet, in a file dated February 2026, gives a minimum price of AED 1.79 million for a one-bedroom apartment. Emaar's Tower A fact sheet, in a file dated November 2025, gives AED 1.80 million for a one-bedroom in that tower.

What is the payment plan?

Emaar's plans are 80/20 in both towers. Emaar asks for 10% on booking and four instalments of 10% during construction, then 10% at each of 40%, 60% and 80% construction completion and 20% at 100% construction completion. Our guide to off-plan payment plans in Dubai compares this structure with others.

When is construction due to complete?

Emaar's payment plans give an estimated construction completion date of April 2030. The DLD project register records 30 April 2030 for project 4198.
