The community is arranged around a man-made river. Ellington's project brief names three home types: the Riverine four-bedroom villa, with a private pool, and two three-bedroom townhouses, the mid-unit Alcove and the corner-unit Arcadia. The brochure describes the community as a vehicle-free garden, with walkways, cabanas, a dog park and a central Lake House.

The Riverine. Ellington's plans show a double-height living and dining area, a private swimming pool and terrace, a guest bedroom on the ground floor, a staff room, a laundry room, a pantry and a two-car garage. Bedrooms are on the first floor, with a primary bedroom, roof deck and terrace above.
The Alcove. The mid-unit townhouse. Ellington's plans show a ground-floor living and dining area open to above, a staff room, a laundry room, a garage, a study room on the first floor and a roof deck. The buyer chooses an open or closed kitchen at the time of purchase, and Ellington's plans state that the choice must be made before the sale completes.
The Arcadia. The corner-unit townhouse, with a skylight above the staircase. Ellington's plans show an open kitchen and living area, a staff room, a laundry room, a garage, a study room on the first floor and a roof deck.
The Plot Area Range is a separate figure from the Total Area of the home.

Ellington's project brief sets out the shared facilities on three levels of the Lake House and around the river.
The River Club holds an adult pool, a kids' pool, a splash pad, a plunge pool, sun loungers, cabanas, outdoor showers, an open lawn area, outdoor kids' play and outdoor seating areas.
The Lake House ground floor has a lounge area, a communal table, a kitchenette, a creative zone, a kids' club, changing rooms and an outdoor games area. The first floor has a fitness studio, a yoga studio and an arcade room. The second floor has an outdoor cinema.
The master plan also shows a community entrance, a gatehouse, a dog park and a kids' play area. Ellington's brochure describes the community as free of vehicles inside the garden, with walkways open to all ages.
