Costs
Ellington Properties' payment plan is 70/30. It opens with 20% at the time of booking, then 10% at 60 days and 10% at 120 days after the reservation date. Two further instalments of 5% fall at 240 and 360 days after the reservation date. Four instalments of 5% each follow, tied to 30%, 40%, 50% and 60% construction of the project. The final 30% is due on completion.
Ellington's project brief gives an anticipated service charge of AED 18 per sq ft. An investor can weigh that against the expected rent when working out the net return on a unit.

Amenities
Ellington Properties' amenities plan and project brief set out facilities across three levels.
The ground floor holds a drop-off area, an air-conditioned retail arcade, a lobby with reception, a lounge, a communal table, swings, phone booths, a lift lobby and preferred parking.
The fifth floor is organised around four zones: adult, kids, serene and pets. It holds an infinity-edge adult pool with a Baja shelf (as Ellington's materials and finishes document describes it), cabanas, sun loungers, an outdoor shower, a kids' pool, an outdoor kids' play area, a pet play and wash area, a fitness studio with male and female change rooms and steam and sauna facilities, a yoga studio, a relaxation area, a lifeguard area, an outdoor fitness and games zone, a flamingo lounge, picnic pods, an outdoor dining and barbecue area, and an outdoor yoga area.
The roof floor holds a club lounge, a viewing deck with fixed binoculars toward the wildlife sanctuary, an outdoor silent cinema and a lift lobby.
The kids' pool and play areas sit on the same floor as the adult pool, and the pets zone has its own play and wash area. Ellington describes the serene zone as a space for family gatherings, with the flamingo lounge, picnic pods, outdoor dining and a barbecue area.
Finishes
Ellington Properties' materials and finishes document sets out the specification.
- Flooring. Large-format, wood-effect porcelain tile in the apartments and kitchens.
- Kitchens. European-brand appliances: a gas cooktop and oven, an electric microwave, an integrated dishwasher and an anti-frost fridge-freezer. The countertop and open shelving are sintered stone.
- Cooling. Fan-coil air conditioning on a 1:1 ratio VRF system.
- Technology. Home automation, and pre-wiring for high-speed internet, phone and data.
Building
Ellington Properties' project brief describes Belmore Residences as a ground floor, four podium levels, 26 residential floors and a roof top. The building is served by four passenger lifts and one service lift, and every apartment is freehold.
- Ground floor. Drop-off, the retail arcade, lobby and reception, and preferred parking.
- Fifth floor. The pool deck and its four zones — adult, kids, serene and pets.
- Residential floors. 26 floors of one, two and three-bedroom apartments.
- Roof. The club lounge, viewing deck and outdoor cinema.
DLD record
The Dubai Land Department registers Belmore Residences as project 4033, "Belmore Residences", in Bukadra. It records the project as active and under construction, with a start date of 7 August 2025 and a registration date of 27 August 2025. Its inspection of 6 August 2026 put construction at 6.53%, up from 3.16% at the 25 March 2026 inspection and 0.16% at the 20 August 2025 inspection. The register's own filed completion date is 31 December 2027. The escrow agent on the register is Arab Bank.
