Studios to four-bedroom penthouses at Portside Square, Rashid Yachts & Marina
Portside Square at Rashid Yachts & Marina is a waterfront scheme by Ellington Properties, within Mina Rashid. Three residential towers, Portside Residences I, II and III, stand on a shared ground floor and podium, with a separate amenities pavilion between them. Each tower rises 16 floors and holds the same 136 homes, 408 across the three. Ellington states the ownership as freehold, gives an anticipated service charge of AED 17 per sq ft and an anticipated completion date of Q4 2029. The payment plan is 70/30, with the instalments tied to the reservation date and to construction stages.
Eight trading units. Ellington's F&B and retail floor plan names eight units on the ground floor, Retail 1 to Retail 6, F&B 01 and F&B 02, and gives measured plates for five of them.
Ten minutes from Downtown and the airport. Ellington gives Downtown Dubai, Dubai World Trade Centre and Dubai International Airport as ten minutes from the scheme each. The Queen Elizabeth 2 is one minute away.
An amenities pavilion. The pavilion runs over four levels, with a cinema and games lounge, a spa suite, a fitness studio and a clubhouse opening onto the pool deck.
Parking. Studios, one-bedroom and two-bedroom apartments come with one space. Three and four-bedroom homes come with two.

Portside Square is in Rashid Yachts & Marina, within Mina Rashid. Ellington's project brief describes the district as "Originally opened in 1972 as Dubai's first commercial port", since transformed into a marina, cruise terminal and lifestyle destination. Ellington's map also marks Dubai Festival City, Dubai Creek Harbour, Ras Al Khor Wildlife Sanctuary, the Dubai Frame, Al Fahidi Historical Neighbourhood, the Dubai Gold Souq, Deira, Al Karama, Oud Metha and Dubai Maritime City around the site.
For a tenant who works in the centre of the city, Downtown Dubai and Dubai World Trade Centre are ten minutes from the scheme, and DIFC 14. Dubai International Airport is also ten minutes away, which suits a tenant who travels for work.
At the weekend, the marina is two minutes from the scheme, and Palm Jumeirah and Dubai Islands 20 minutes each.

Studios. 18 in each tower. Each comes with one parking space.
One-bedroom. 57 in each tower. Types A and B are close in size. Type B has the larger interior and balcony.
Two-bedroom. 32 in each tower. Type A has less interior than Type B and a larger balcony.
Two-bedroom plus study. 18 in each tower. The study gives a home worker a room of their own, or a tenant a small third room. Type A carries more outdoor living area; Type B more interior.
Three-bedroom. 10 in each tower, from 1,723.62 sq ft. Each comes with two parking spaces.
Four-bedroom penthouse. One at the top of each tower. The floor plans draw it as a duplex, with its lower and upper levels shown separately.
The floor-plate drawings show the mix changing with height. Studios, one-bedroom, two-bedroom and two-bedroom plus study apartments sit on the first to tenth floors. The three-bedroom penthouse plates appear from the fifth. The fifteenth and sixteenth floors hold one-bedroom and two-bedroom apartments and the four-bedroom penthouse.

When you compare Portside Square with another building, compare internal area with internal area. The total living area on these plans includes the outdoor living area.
Payment terms
Ellington Properties' payment plan for Portside Square asks for 20% at the time of booking. Four instalments follow on fixed days counted from the reservation date: 10% at 60 days, 10% at 120 days, 5% at 240 days and 5% at 360 days. Four more of 5% each fall due on completion of 20%, 30%, 40% and 50% construction of the project. The last 30% is due on completion.
The first four instalments run on the calendar from the day of reservation, so plan the cash for them from the start. A buyer who intends to fund the 30% completion payment with a mortgage should speak to a lender well before the building is finished.
Ellington gives an anticipated service charge of AED 17 per sq ft. An investor can set that against the expected rent when working out the net return on a unit.
