A PARKSIDE TOWNHOUSE NEIGHBOURHOOD AT THE VALLEY

Orania is a townhouse neighbourhood by Emaar at The Valley, the developer's community on the Dubai–Al Ain Road, built around parks, sports fields, the Golden Beach and a town centre. The neighbourhood is positioned as a family-oriented enclave with direct access to linear parks and green open spaces, and the Valley's Golden Beach close by.

Per the Emaar fact sheet, the neighbourhood holds 308 townhouses in total — 236 three-bedroom homes and 72 four-bedroom homes — offered in a choice of two contemporary styles, Bold and Sleek. Homes are designed with floor-to-ceiling windows to draw in natural light and frame views of the surrounding landscape. Three-bedroom homes run from 1,896 to 2,044 square feet and four-bedroom homes from 2,265 to 2,346 square feet. At launch, starting prices were AED 1,528,888 for a three-bedroom home and AED 1,944,888 for a four-bedroom home.

Construction ran to an estimated 100% completion of December 2025, and the project reached 100% at DLD inspection on 29 July 2025, so it trades on the secondary market rather than off-plan. Figures below reflect completed-community resale data rather than a developer launch.
