Studio to four-bedroom duplex apartments in Dubai Hills Estate
Ellington House IV is a residential building in Dubai Hills Estate. Ellington Properties builds it as a single block: a ground floor, a podium floor and nine residential floors, eleven levels in total. The Dubai Land Department's register describes the building as "G+1P+9F+R Residential", the same configuration Ellington gives in its own project brief.
The building holds 110 apartments, studio to four-bedroom duplex. Two passenger lifts and one service lift serve it. Studio, one-bedroom, two-bedroom and two-bedroom-with-maid's homes come with one parking space; three-bedroom and four-bedroom duplex homes come with two. Ellington gives an anticipated service charge of AED 16 per sq ft.
The payment plan runs in stages tied to the reservation date and to construction progress: 20% at booking, two instalments by 120 days after reservation, six more of 5% each as construction reaches 20% through 70%, and 30% on completion.
Unit sizes
Ellington's floor plans give every layout an internal living area, an outdoor living area and a total living area. The total is Mitchell's built-up area basis for an apartment.

Every figure as printed identically on Ellington's brochure and project brief for Ellington House IV. Ellington's own summary table names a second 4-bedroom duplex variant of about 2,423 sq ft, but no floor plan for it appears in any of the four documents, so only the 2,427.26 sq ft layout above is published.
Studios. Two layouts, 431.53 to 524.09 sq ft. Ellington's unit count gives 2 studios in total.
One-bedroom. Two layouts, 817.09 to 913.64 sq ft. Ellington's unit count gives 49 one-bedroom homes.
Two-bedroom. Ellington counts 20 two-bedroom apartments and a further 21 two-bedroom apartments with a maid's room, without stating in its unit-count table which of the five drawn layouts belong to which count. The five layouts, Types A to E, run from 1,337.42 to 1,385.10 sq ft.
Three-bedroom. Ellington's own summary table gives a single size range for "3 Bedroom" apartments of 1,867 to 5,827 sq ft. That range covers three different homes: two conventional layouts, at 1,867.32 and 2,041.16 sq ft, and a 3-bedroom penthouse at 5,827.26 sq ft. Ellington's unit count gives 16 three-bedroom apartments in total, across all three layouts.
Four-bedroom duplex. One drawn layout, at 2,427.26 sq ft. Ellington's unit count gives 2 four-bedroom duplex homes.
Amenities
Ellington's amenities plan lists 18 items on the ground floor: a main entrance and a separate vehicular entrance and exit, bicycle parking, the lobby entrance, lounge and reception, a communal table, a club lounge, indoor and outdoor kids' play areas, an outdoor seating area, parking for people of determination, an EV charging station, a lift lobby, a golf wash area and golf lockers, a dog wash area and a back entrance.
The first floor carries the pool deck: a leisure and lounge pool with a baja shelf and sun loungers, an outdoor shower area, a fitness studio with separate male and female change rooms, each with steam and shower, an outdoor lounge and dining area, a shaded kids' pool and play area, and a lift lobby.
Ellington describes a double-volume atrium lobby with communal workspaces, and an infinity-edge pool that overlooks Dubai Hills Golf Course. The kitchens have marble countertops and wood cabinetry; the bathrooms have walnut vanity units.
