Waterfront apartments and penthouses on Marasi Bay
The Lana Residences, Dorchester Collection, Dubai, is a residential project by Omniyat on Marasi Bay, which Omniyat places in the Burj Khalifa District of Business Bay. Omniyat describes a limited collection of two- to four-bedroom apartments and penthouses with private terraces and floor-to-ceiling glazing, in a tower that stands beside a hotel and shares a private residential entrance with it.
The Dubai Land Department registers the project as number 2052 in Business Bay and, as checked on 8 October 2026, records it as completed: 100% construction recorded at DLD inspection, 11 January 2024.

The residences
Omniyat describes generous proportions, private terraces and floor-to-ceiling windows, with every residence looking over the Dubai cityscape. The top three floors hold penthouses, each with its own swimming pool and terrace and views from both sides of the tower. Some residences have double-height ceilings.
Omniyat's factsheet lists oak flooring across the living rooms and bedrooms, checkerboard marble entry foyers, marble bathrooms with chevron stone flooring, show kitchens with integrated seating, large back-of-house kitchens and laundries, custom audio-visual solutions, home automation and flexible layout configurations. Buyers could choose the colour scheme for kitchens, bathrooms and general flooring.
Amenities and services
Residents' amenities, as Omniyat lists them, are a spacious outdoor pool overlooking the Downtown skyline, a fully equipped gym with a yoga studio, dressing room facilities, landscaped gardens, a members' dining and function room with conference facilities and a lounge, and meeting rooms with a lounge opening onto a skyline members' garden. A private residential entrance gives direct access to the adjoining hotel and its facilities.
Managed services listed are a residences manager on call, a dedicated concierge, doorman and porter services, valet and car grooming, and à la carte services. Omniyat describes housekeeping, child care, façade and pool cleaning, maintenance, laundry and grocery deliveries among the benefits.
