AVA at Palm Jumeirah, Dorchester Collection, Dubai, is a tower of 17 private residences by Omniyat at the entrance to Palm Jumeirah, Dubai. Omniyat sets it beside One at Palm Jumeirah, Dorchester Collection, Dubai, another Omniyat development on the Palm.
Each residence takes a full floor, with floor-to-ceiling glazing, 4-metre ceilings and 270-degree views. Every home has its own private terrace with a pool. The homes run from three-bedroom simplexes to a five-bedroom penthouse over several levels. The Dubai Land Department registers the project as number 2382 and records it as active and under construction. Ownership is freehold.
Homes
Fifteen of the 17 residences are simplexes: five with three bedrooms and ten with four. A simplex occupies a single level, and Omniyat prints its areas as ranges: 6,400 to 7,200 sq ft for the three-bedroom homes and 6,700 to 8,800 sq ft for the four-bedroom homes.
The four-bedroom duplex covers 17,000 sq ft. The penthouse runs over multiple levels, with a private panoramic elevator and a private lobby, and Omniyat prints its area as 33,000+ sq ft.
Inside, Omniyat lists branded kitchens, high-quality finishes throughout, full floor-to-ceiling glazing with motorised sliding doors, and smart home automation that controls lighting, climate, curtains and AV. Each residence has a separate services entrance.
Services and amenities
Dorchester Collection manages the services at AVA. Omniyat lists valet parking and car grooming, doorman and porter services, a dedicated concierge, a residences manager on call, and maintenance of the common areas. Cleaning and other services are available a la carte on request.
Shared facilities in the building include a large temperature-controlled infinity-edge outdoor pool, a fully equipped fitness centre, a yoga studio, a dedicated in-house spa, a boardroom and business centre, a library lounge and an indoor cinema for residents. Security runs 24 hours a day.
Residents also have access to the facilities of the neighbouring One at Palm Jumeirah, Dorchester Collection, Dubai, which Omniyat describes as including a 100-metre white sand private beach, a restaurant, and a private jetty with indoor vitality pools.
