Two residential towers and a hotel in 26,000 sq m of gardens on Palm Jumeirah
The Alba, Dorchester Collection, Dubai, is a beachfront project by Omniyat on Palm Jumeirah. Omniyat describes it as a well-living destination: two residential towers, a hotel, 250 metres of private beachfront and more than 26,000 sq m of gardens, terraces and water, with a 3,000 sq m wellness centre at its heart.
The Dubai Land Department registers the project as number 2987 and, as checked on 8 October 2026, records it as active and under construction. The register gives an end date of 31 March 2028.
Homes
The Alba Residences is the unfurnished tower, with three- and four-bedroom simplex and duplex homes and super-penthouses. Every residence has a private plunge pool and expansive outdoor terraces, with Juliette balconies off each bedroom, outdoor jacuzzis on the master-wing balconies of selected homes and dual balconies in selected simplex and duplex homes.
The Alba Resort Residences is the furnished tower, with 65 homes over ground plus 11 floors: 2-bedroom simplex (32), 3-bedroom simplex (29), 3-bedroom simplex with double-height living (2) and 3-bedroom duplex (2). Omniyat prints sizes of 140 to 450 sq m (1,507 to 4,844 sq ft). Ceilings rise to 3.2 metres, with floor-to-ceiling windows, home automation and smart lighting, and the residences look toward Burj Al Arab and Palm Jumeirah. The Sunset Lounge, 400 sq m on the upper level, is reserved for the Resort Residences' owners.
The Dubai Land Department register also lists a five-star hotel as the project's third component.
Gardens, wellness and sustainability
Omniyat describes the gardens as a forest-like landscape of layered gardens, wellness lawns, water features and shaded walks running down to the waterfront, with cabanas, lounges, a raised wellness courtyard and lagoon-facing decks.
The 3,000 sq m wellness centre is set out as a longevity programme: precision diagnostics and predictive health, regenerative and cellular medicine, revitalising medicine and IV therapy, performance and recovery, brain health and emotional wellbeing, women's and men's longevity programmes, holistic therapies with a restorative spa, and dermo-aesthetic medicine.
Omniyat states a target of LEED and WELL Gold certification, with engineered facades and insulation, daylight and airflow design, and water-neutral landscaping.
Services
Omniyat's factsheet lists classic services of 24/7 security, a 24/7 residence concierge, doorman and porter services, valet parking and car grooming, lifeguard and gym service, common-area maintenance and cleaning, and spa and wellness coordination. À la carte services include housekeeping and maintenance, laundry, floristry, in-residence catering, one-off dining events, bookings and appointments, and travel planning with yacht charters.
