Beachfront residences with private pools at the apex of Palm Jumeirah
ORLA, Dorchester Collection, Dubai, is a residential project by Omniyat on Palm Jumeirah. Omniyat describes a 60-metre building made of three staggered towers linked into one form, set on a 29,000 sq m beachfront plot at the apex of the Palm's crescent. Its residences run from two to four bedrooms, with terraces, private pools in the larger units and a resident-only beach club.
The Dubai Land Department registers the project as number 2455 and, as checked on 8 October 2026, records it as active and under construction. The register gives an end date of 31 December 2026.

The residences
Omniyat's brochure describes each residence as a different layout over one or several storeys, with a choice of arrival by direct lift into the home or through a conventional front door. Floor-to-ceiling windows, double-height living spaces and large landscaped terraces blend indoor and outdoor living, and the larger units have private swimming pools on their terraces. The floor plans in the brochure give residence and terrace areas separately.
The three towers are linked so that cooling breezes are channelled to the residences, and the residences face both sunrise and sunset. Omniyat lists high-end home automation throughout.
Amenities and services
Omniyat lists these resident-only facilities:
- A resident-only beach club with indoor and outdoor dining, on 150 metres of Palm Jumeirah beach
- A large temperature-controlled infinity pool and an indoor lap pool
- A children's pool and play area
- A spa with treatment rooms, salon, sauna and steam room
- A fitness centre, cycling and yoga studios, plunge pools and jacuzzis
- A business centre with two meeting rooms, a boardroom and a multi-purpose events space
- A cigar lounge and a bowling alley
Services listed include a 24/7 residence concierge, doorman and porter services, valet and car grooming, floristry and à la carte services. The landscape is laid out as shaded forest courtyards with water features, gardens and open spaces planted with olives, acacias and palms.
