Samana Ocean Pearl 2

The Dubai Land Department's project register places Samana Ocean Pearl 2 in Palm Deira, the site's name for which is Dubai Islands. Samana's own factsheet also names the location Dubai Islands; its brochure text uses the singular Dubai Island, and a massing-model render in the brochure is lettered Deira Island II.

Samana's floor-plan document shows Ocean Pearl 2 as two low-rise blocks, Block A and Block B, around a shared central courtyard — a different building form from the single tower linked by a sky-bridge at the neighbouring Samana Ocean Pearl.

Samana's floor-plan document names five apartment types at Ocean Pearl 2: 1 BHK, 2 BHK with maid, 2 BHK with store, 3 BHK (also printed 3 BHK with store), and 4 BHK with store. Samana's brochure groups these into a coarser four-way split: one, two, three and four-bedroom apartments.

Dubai Land Department registered transactions for project 3238 show one-bedroom homes from 873 to 900 sq ft and two-bedroom homes from 1,159 to 1,662 sq ft. Other bedroom counts had too few registered sales to publish a size range.

Samana's payment plan for Ocean Pearl 2 is a 40/60, 5-year schedule: 20% on booking, 10% on the 12th month and 10% on the 24th month during construction, then 60% paid at 2% a month for 30 months after handover.

The Dubai Land Department's live completion tracker records project 3238, Samana Ocean Pearl 2, as under construction, 23.3% complete as at 17 September 2026.
