  • Beach. A private beach, a beach clubhouse with a lounge bar and a club terrace, a beach sports area and a water sports pavilion.
  • Pools. A beach pool, a water lounge pool, a garden pool, a leisure pool and a kids' pool with a splash pad.
  • Wellness. A fitness studio, a yoga studio, male and female change rooms with spa, sauna and steam, and a wellness spa with a hydrotherapy pool.
  • Families. A kids' club, indoor and outdoor kids' play areas, a central family garden and a cinema room.

Finishes

Ellington's finishes document describes large-format porcelain tile flooring in the lobby and kitchens, custom-designed kitchen cabinetry with an under-mount sink, and porcelain floor and wall tile in the bathrooms, with a linear stainless steel shower drain.

A Dubai developer, founded in 2014, building apartments and villas across the city.

Ellington Properties is a Dubai developer founded in 2014, and it describes its approach as design-led. It builds apartment buildings and villas. In Dubai it builds in Downtown Dubai, Palm Jumeirah, Emirates Hills, Dubai Hills Estate, Mohammed Bin Rashid City, Jumeirah Village Circle, Jumeirah Lakes Towers, Business Bay, Arjan and Dubai Islands. Outside Dubai it is building on Hayat Island in Ras Al Khaimah, in partnership with RAK Properties. In May 2026 Ellington began handing over a further building in Dubai Hills Estate and its first completed building in Arjan.

Through the Ellington Art Foundation it supports local artists, and it includes their work in its developments.

Ellington Properties prints driving times of 2 minutes to the Island A Yacht Marina, 5 to Dubai Islands Mall, 18 to Dubai International Airport and 35 to Burj Khalifa and Dubai Mall.

What is the Dubai Land Department record for Ellington Sands?

The Dubai Land Department register lists Ellington Sands I as project 4139 and Ellington Sands II as project 4140. Both are active, at 0.37% and 0.38% complete as at 5 June 2026, and both carry a completion date of 31 December 2028.

How many buildings are there?

Ellington's brochure describes four distinct buildings. Each phase has a Tower A and a Tower B. In Ellington Sands I, Tower A has nine residential floors and Tower B seven, each with a ground floor, a basement and a rooftop.

What sizes do the apartments come in?

Ellington's payment plan asks 20% at the time of booking, 10% at 60 and 120 days after the reservation date, 5% at 240 and 360 days, 5% on completion of each of 20%, 30%, 40% and 50% construction, and 30% on completion.

Does Ellington Sands have retail space?

Ellington's brochure and amenities plans show retail and food and beverage space with a terrace on the ground floor. Mitchell's lists the retail units separately on its retail pages for Ellington Sands I and II.
