Townhouses in three architectural styles at Arabian Ranches 3
Anya is a townhouse neighbourhood by Emaar within Arabian Ranches 3, the master community that Emaar describes as continuing a legacy it began in 2004. Emaar's own brochure and factsheet name it "a picturesque neighbourhood of townhouses" set inside the wider community, and both documents place it alongside Arabian Ranches 1 and 2, close to Academic Road and Emirates Road.
Emaar built Anya as 492 townhouses, all three or four bedrooms, in three architectural collections: Modern, Classic and Contemporary. The DLD project register's own description of this project reads "492 Townhouses (G+1)" — the same total Emaar's factsheet gives as 338 three-bedroom and 154 four-bedroom homes.
Every price, payment-plan percentage and size figure below comes from Emaar's own Anya launch material — a brochure, factsheet, one-pager, floor plans, payment plan, cluster map and master plan, all produced in December 2022 and January 2023. They are launch-era figures, read and dated as such throughout this brief.
Unit sizes by collection
Emaar's Anya floor plans give each unit type a figure headed only "Total Area" — the document does not state whether this is gross floor area, built-up area, sellable area or plot area, so it is set out below exactly as printed, unlabelled by us.

Emaar's Anya factsheet. The four-bedroom figure sits close to the Modern collection's own floor-plan total above; the Classic and Contemporary four-bedroom totals both run higher, to 2,373.33 and up to 2,459.12 sq ft. Emaar does not state how many of the 154 four-bedroom homes are built to each collection, so this factsheet average cannot be attributed to a specific one. Because no document in Emaar's Anya pack states an area basis for these homes, no price per square foot is published here.

Emaar's Anya brochure, factsheet and cluster map set out a central park, a clubhouse with a fully equipped gym, swimming pools, a kids' pool and splash pad, a multi-purpose hall, indoor and outdoor sports facilities, children's playgrounds, an iconic play area, a recreational lawn, shaded seating areas, an activity trail, an outdoor cinema, a trampoline park, a cycling track, retail, a mosque and a school shown on the masterplan.

Emaar's brochure and factsheet place Anya within Arabian Ranches 3, with easy access to Academic Road and Emirates Road. The factsheet gives drive times of 5 minutes to Global Village, 20 minutes to Downtown Dubai and 20 minutes to Dubai International Airport.
Emaar's brochure names Sheikh Zayed Bin Hamdan Al Nahyan Street and Emirates Road as the roads bordering the wider community, and shows a Wadi River water feature running through it. It describes Arabian Ranches 3 as a whole — of which Anya is one neighbourhood — as "a community of 4,000+ villas" with a gated entry system of five entry points, standing steps away from Arabian Ranches 1 and 2.
