The Dubai Land Department's project register describes the same registration as a residential development of 362 townhouses (G+1), the same total Emaar's own factsheet gives.
Emaar's brochure describes Arabian Ranches 3 as a gated community with three entry points and more than 4,000 villas, steps away from Arabian Ranches 1 and 2, and as the continuation of a legacy that started in 2004. Anya 2 sits inside the Arabian Ranches 3 masterplan, with access onto Academic Road and Emirates Road.
Emaar's factsheet, a file dated March 2023, prices a three-bedroom townhouse from AED 2,260,000 and a four-bedroom townhouse from AED 2,930,000. Its payment plan asks a 10% down payment and eight instalments, five of them tied to construction milestones from 20% to 100% complete. Emaar's own summary of the same schedule is 90% during construction and 10% on construction completion. The Dubai Land Department's project register records completion as 30 December 2026, and its own site inspection of 15 July 2026 recorded Anya 2 at 97.01% complete. Emaar's own estimate for construction completion is December 2026.
