Villa plots on Hudayriyat Island East, Abu Dhabi
Wadeem is a Modon community of residential plots on Hudayriyat Island, Abu Dhabi. Modon's factsheet calls it the first residential plots on the island: plots for owners who build their own four to six-bedroom villa, each large enough for a pool, a barbecue spot and an outdoor entertaining area. The factsheet gives each plot a view of the Arabian Gulf or the Abu Dhabi skyline.
Modon's factsheet gives handover as Q4 2028. Its factsheet and payment plan are dated June 2025 by the files, and the brochure June 2025; the documents print no date of their own.

Modon's development control regulations give the same figures as the plot area of a typical plot and note that plot areas vary. The brochure's plot plan is marked illustrative; plot dimensions and areas are subject to change.
Design guidelines
Modon's brochure sets out design aspirations for three villa styles: Modern Arabic, Mediterranean, and Contemporary / Modern. For each it gives guidance on front doors and porches, façades, shading and roofs, such as orienting the main entrance to the front yard, using balconies and screens for shade and privacy, and screening roof equipment. Community
Modon's brochure describes five residential clusters across two gated communities, three clubhouses, a 16-hectare central park and a 4.9 km interconnected loop of linear parks. It lists six community recreation hubs with pools, sports facilities, an outdoor gym, children's play areas, shaded pedestrian routes, a pet-friendly community, two community retail centres, two mosques, a school and community centre, and a short walk to an early learning centre. It places the plots within a 10-minute walk of a planned marina and town centre, close to the Al Bateen Canal and East Central Canal.
Payment plan
Modon's payment plan sets out 10% on reservation, then eight instalments of 5% on 30 January 2026, 30 May 2026, 30 September 2026, 30 January 2027, 30 May 2027, 30 September 2027, 30 January 2028 and 30 May 2028, with the final 50% at completion in November 2028. This matches the 50/50 split on the factsheet.
