Gated townhouses on Hudayriyat Island, Abu Dhabi
Nawayef Village is a Modon community of three to five-bedroom townhouses on Hudayriyat Island, Abu Dhabi. Modon's factsheet calls it the first townhouses on the island and describes a gated community with parks and green spaces, community centres and pools, and walking paths, within walking distance of Retail Avenue and close to the beach.
Modon's factsheet gives handover as Q1 2029. Its factsheet and payment plan are dated April and May 2025 by the files, and the brochure May 2025; the documents print no date of their own.

Floor plans
Modon's brochure draws every type floor by floor with room dimensions. The three and four-bedroom townhouses have an entrance lobby, living and dining rooms, kitchen, a ground-floor study or guest bedroom, a maid's room and laundry, with the bedrooms, a family living or office space and a balcony on the first floor. The five-bedroom twin villa adds a second floor, shown in two versions: a flexible bedroom or family room, or a gym with plunge pool, sauna and changing room as a premium option.
Payment plan
Modon's payment plan sets out 10% on reservation, then 5% on 30 November 2025 at the commencement of enabling works, 5% on 30 May 2026 at the commencement of construction, 10% on 30 December 2026 at sub-structure completion, 5% on 30 June 2027 at superstructure completion, 5% on 30 December 2027 at façade substantial completion and 10% on 30 September 2028 at completion (BCC), with the final 50% on handover, which the plan dates January 2029. This matches the 50/50 split on the factsheet.
