One, two and three-bedroom apartments with golf course and beach views on Siniya Island
Selene Beach Residences is a Sobha apartment development on Sobha Siniya Island, in Umm Al Quwain. Sobha's brochure describes views of the golf course and the natural beach, with each tower designed to frame them. Its one-pager describes fully furnished residences at Tower C and gives the completion date as December 2027.
The island is connected to the mainland by a 1.7 km bridge. Sobha's brochure gives Marjan Island in 10 minutes, Sharjah in 30 minutes and Dubai in 50 minutes.

Homes
One-bedroom apartments. Sobha draws Types A and B. Type A has a suite of 468.32 sq ft and a balcony of 46.50 sq ft, 514.82 sq ft in total. Type B has a suite of 516.04 sq ft and a balcony or yard of 148.66 sq ft, 664.70 sq ft in total.
Two-bedroom apartments. Types A to F, with Types C, D and E drawn as Grande. Type F is the smallest at 655.57 sq ft in total. Type E is the largest at 1,341.18 sq ft, with a suite of 941.09 sq ft and a balcony of 400.09 sq ft.
Three-bedroom homes. Two duplex types and one apartment type. Duplex Type A is 1,793.77 sq ft in total and Type B is 1,956.69 sq ft. Type C is the largest in the brochure at 2,159.67 sq ft, with a suite of 1,305.12 sq ft and a balcony of 854.55 sq ft.
Sobha's plans name the views for each unit, among them park, sea, sea-water lagoon, golf course, amenity and pool. Its fact book lists fully fitted kitchens with an oven, gas hob and hood, refrigerator and washing machine of premium brand, an ensuite bathroom in the master bedroom, porcelain tiles in living areas and bedrooms, a double-glazed facade, district cooling charged separately as per actuals, and home automation provisions for lighting and temperature control. Each tower has its own lobby with multiple lifts.
Prices
Sobha's one-pager, with available inventory as of 5 August 2024, listed one-bedroom homes from AED 1.11 million, two-bedroom homes from AED 1.41 million and three-bedroom homes from AED 4.17 million, with sizes starting from 514, 655 and 1,793 sq ft respectively. That is Sobha's listing at the date it prints.

Sobha's fact book lists these amenities:
- Towers: pool, kids pool, kids play area, open fitness, social hub space, overlooking deck, activity lawn, gym and multipurpose room
- Linear park: amphitheatre, barbecue and dining areas, yoga decks, trampoline, wellness park, ping pong tables, running circuit, tennis and paddle courts and a skateboarding zone
- Clubhouse: entrance lobby with reception, library lounge, gymnasium, health club with steam and sauna, multipurpose hall, indoor games area, business lounge and meeting space, cafe lounge, swimming pool and barbecue area
