Four, five and six-bedroom villas in the first villa launch on Siniya Island
Palm Grove & Coral Beach Villas Phase 1 is the first villa launch in the villa community of Sobha Siniya Island, an island development by Sobha in Umm Al Quwain. Sobha's brochure describes villas, waterfront mansions, apartments and resorts across the island.
Sobha's launch plan sets out seven villa types, each with a mirror version: four-bedroom Types A, B and C, five-bedroom Types A and B, and six-bedroom Types A and B. Every plan is drawn with its plot range and the plot numbers it applies to.

Homes
Four-bedroom villas, Palm Grove. Sobha's factbook describes access to a boardwalk along an exclusive lagoon waterfront, a private backyard and swimming pool, a garage for two cars, and views of the landscape and waterfront from all major rooms. The master bedroom has a balcony facing the lagoon and a walk-in closet. Types A and C have double-height rooms, in the foyer and living area and in the foyer and dining area. Type B has none.
Five-bedroom villas, Coral Beach. The factbook lists an entrance forecourt, exclusive access to a private beach, a separate show kitchen, a private pool and backyard, and a master bedroom with a walk-in wardrobe, dresser and bathroom, and a balcony over the waterfront. Maid's and driver's rooms and a family lounge on the first floor are included.
Six-bedroom villas, Coral Beach. The factbook lists a grand forecourt, a dedicated show kitchen, a private beach access, separate rooms for maids and drivers, a garage for three cars and the same family lounge and master suite arrangement.
Floor plans run over ground and first floors, with a terrace floor on some types and a second floor on the five-bedroom Type B and both six-bedroom types.
Finishes
Sobha's factbook describes marble flooring in the foyer, hallway, living and dining areas, and porcelain tiles in bedrooms. Walls are matt emulsion paint, with wall panel details in select areas. Kitchens are fully fitted with appliances from premium brands and reconstituted stone countertops. The facade is a double-glazed system with glass railings, and the homes are enabled for smart control of lighting, temperature and curtains.

- Clubhouse: reception and lobby, library lounge, gym, health club with steam and sauna, multipurpose hall, indoor games area, business lounge and meeting space, cafe lounge, squash court, swimming pool, barbecue area and paddle court
