Villas and townhouses in Nad Al Sheba Gardens
Nad Al Sheba Gardens Phase 11 is a release of villas and townhouses by Meraas within its Nad Al Sheba Gardens masterplan in Nad Al Sheba, Dubai. Meraas's Project Briefing sets the wider community at 244.2 hectares and 1,817 homes across all phases, at a stated low density of 35 people per hectare and a total resident population of 8,550. Its phasing plan marks Phases 2 to 10 as sold out and introduces Phase 11 as the current release.
Meraas's Project Briefing sets Phase 11 at 210 homes: 27 four-bedroom villas, 73 five-bedroom villas, 42 three-bedroom townhouses in end-unit position and 68 in mid-unit position, every type built to ground plus two floors. The Dubai Land Department's project register records the same total of 210 homes for project #4255.
Meraas's price sheet, in a file dated November 2025, prices a three-bedroom townhouse from AED 6.15M, a four-bedroom villa from AED 13.55M and a five-bedroom villa from AED 15.03M. The payment schedule asks 20% on booking, a further 60% across seven instalments during construction, and 20% on handover. Meraas's own estimate for construction completion is June 2029.
The Dubai Land Department's project register lists the project as active, with construction recorded at 0% at its first inspection in November 2025, 0.01% in May 2026 and 0.06% at its most recent inspection in August 2026. The register gives a registration date of November 2025 and a start date of February 2026, and names Emirates NBD Bank as escrow agent.
