The brief
Nad Al Sheba Gardens Phase 9 is a Meraas release of 4 to 7-bedroom villas within Nad Al Sheba Gardens, a gated community in Nad Al Sheba, Dubai. Meraas's brochure places Phase 9 beside the community's Central Park and its pocket parks, and puts the community ten minutes from Downtown Dubai.
The Dubai Land Department registers Phases 8 and 9 together as one project, Nad Al Sheba Gardens Phase 8 & 9, under construction and with a completion date of 1 October 2028.

The 4-bedroom villas come in G+1 and G+2 layouts, built around a double-height living and dining area with a lift. In the G+1 layout the first floor holds two ensuite bedrooms and a master suite over the rear garden. In the G+2 layout the first floor holds two bedrooms and a family room, and the second floor holds the master suite with a walk-in closet, an ensuite and a terrace.
The 5-bedroom villas also come in G+1 and G+2 layouts, with a double-height space linking the entrance to the back garden. The 6-bedroom villas are G+2 with a lift, formal and family living areas, a dining room, a show kitchen and a guest bedroom on the ground floor, and a family room opening onto a terrace upstairs. Meraas places the 7-bedroom villas closest to the neighbourhood parks.

At AED 9.5 million over the smallest 4-bedroom villa's 3,923.66 sq ft, the 4-bedroom starting price worked out at about AED 2,500 per sq ft on total area.

Meraas lists a lagoon, a wave pool, a swimming pool, a yoga lawn, running tracks, basketball, padel and tennis courts, a skate park, an outdoor and an indoor gym, children's play areas, an events lawn and amphitheatre, and a dog park. The master plan also marks the community's retail, school, mosque, clubhouse and parks.
Meraas's brochure places Nad Al Sheba Gardens ten minutes from Downtown Dubai, and its location map marks Meydan Racetrack, Dubai Hills, Mall of the Emirates, Dubai International Airport and Burj Khalifa. Phase 9 is a Meraas release of 4-, 5-, 6- and 7-bedroom villas within Nad Al Sheba Gardens, a private gated community in Nad Al Sheba, Dubai, set close to Central Park and the community's pocket parks.
Meraas's brochure lists 4-bedroom villas in G+1 and G+2 layouts, 5-bedroom villas in G+1 and G+2 layouts, and 6-bedroom and 7-bedroom villas, the 6- and 7-bedroom homes in G+2 layouts with an integrated lift.
Meraas's floor plans give total areas from 3,923.66 sq ft for the 4-bedroom G+1 villa to 8,705.96 sq ft for the 7-bedroom villa. The 5-bedroom villas are about 5,651 to 5,679 sq ft and the 6-bedroom villa is 6,872.86 sq ft.
