Bay Grove Residences Phase 3 is the third release of Nakheel's waterfront apartment community on Island B of Dubai Islands, in what the brochure calls the island's Marina district. Phase 3 is three buildings, numbered B5 to B7, the tallest of 20 floors, joined by a landscaped podium and an infinity pool, with 241 apartments in all. Nakheel describes Dubai Islands as a group of five islands with more than 50 km of waterfront, 20 km of beaches and golf, linked to the historic centre of the city by the access bridge and the Infinity Bridge.
The homes. The buildings hold one-, two- and three-bedroom apartments and four-bedroom duplexes, with terraces over the podium garden, the pool and the sea. The brochure describes a contemporary palette of soft tones, warm wood grain, engineered stone counters and lacquer cabinetry behind floor-to-ceiling windows.
Amenities. Nakheel lists adult and children's pools, a beach boardwalk, podium-level gardens, a fitness centre and an outdoor fitness area, a clubhouse with a dining room, co-working spaces, a barbecue and entertainment zone, indoor and outdoor children's play areas, a pet wash station and dedicated bicycle parking.

Launch price. Nakheel's price and payment-plan sheet, a file dated March 2025, listed one-bedroom apartments from AED 1.9 million, two-bedroom from AED 2.8 million, two-bedroom with maid's room from AED 3.4 million, three-bedroom from AED 4.8 million and four-bedroom from AED 9.7 million. The sheet prints no date of its own. Over the smallest one-bedroom's 861.76 sq ft, the one-bedroom price was about AED 2,300 per sq ft on total area, suite plus balcony.
