Studios, one and two-bedroom apartments at Azizi Noura in Jebel Ali
Azizi Noura is a residential building by Azizi Developments in Jebel Ali, next to the Jebel Ali Free Zone (JAFZA). The homes are freehold studios, one-bedroom apartments and two-bedroom apartments. Azizi's factsheet also lists retail spaces in the building.
Azizi's payment plan sheet, from September 2025, gives starting prices of AED 570K for a studio, AED 968K for a one-bedroom apartment and AED 1.562M for a two-bedroom apartment. The plan is 50/50. Half the price is paid before handover, in five payments set by the number of days from booking, and the other half on handover.
The Dubai Land Department registers the project as number 4230.
The case for the building is where it stands. Azizi puts Life Pharmacy Metro Station three minutes away, within walking distance, and gives the building direct access to Sheikh Zayed Road. A tenant who works in the free zone next door has a short trip to work. By Azizi's figures, Dubai Marina is 12 minutes away and Jumeirah Lake Towers 15.
Prices
Azizi's payment plan sheet for Azizi Noura gives one starting price for each of three home types: AED 570K for a studio, AED 968K for a one-bedroom apartment and AED 1.562M for a two-bedroom apartment. It gives the same figures in US dollars as USD 155K, USD 263K and USD 425K. The sheet dates from September 2025. Beneath the prices Azizi prints: "Prices are subject to change without prior notice and may vary based on availability. Terms and conditions apply."
Each figure is the entry price for its type. Within a type, the price of a particular home turns on its floor, its layout and its balcony. The plans below show how far the balcony can vary at the same bedroom count.
The payment plan is 50/50, and Azizi counts every instalment before handover from the booking date. The first 10% is paid on booking. Four more instalments of 10% each fall at 30, 180, 330 and 480 days from booking. The remaining 50% is paid on handover.
Because each instalment is set in days from booking, a buyer can write out the whole schedule up to handover on the day they book. After the second payment, the instalments fall 150 days apart. Azizi prints under the schedule: "This payment plan is subject to change at the company's discretion."

Homes
Azizi's unit plans print three areas for every home. The apartment area is the inside of the home. The balcony area is printed on its own line. The total apartment area adds the two together. The figures below use Azizi's terms and come from those plans.
Studios. The studio plan for units 201 to 1101 has an apartment area of 277.93 sq ft and a 62.11 sq ft balcony, for a total apartment area of 340.03 sq ft. The smallest studio total on Azizi's plans is 330.99 sq ft. Units 101, 102 and 103 are different. Units 101 and 102 have 189.23 sq ft balconies, and unit 103 a 190.09 sq ft balcony, which takes its total apartment area to 462.64 sq ft. A studio suits a single occupier, and it carries the lowest of Azizi's three starting prices.
One-bedroom apartments. The plan for units 217 to 1117 has an apartment area of 506.45 sq ft and a 134.01 sq ft balcony, for a total apartment area of 640.46 sq ft. It is the smallest one-bedroom on Azizi's plans. The largest apartment area is on unit P117, at 563.60 sq ft, with a total of 683.41 sq ft. Units 104 and 114 have far larger balconies, of 390.09 sq ft and 404.19 sq ft. Their total apartment areas are 897.83 sq ft and 919.35 sq ft.
Two-bedroom apartments. Azizi's plans give one two-bedroom layout, used from unit 206 to unit 1106. It has an apartment area of 819.89 sq ft and a 324.32 sq ft balcony, for a total apartment area of 1,144.21 sq ft.
So two homes with the same bedroom count can be very different buys. Compare them by unit number, and read the apartment area and the balcony separately. When you set Azizi Noura against another building, compare the inside of one home with the inside of the other. A total that includes a balcony will always read larger.
For a buyer who wants outdoor space, the two-bedroom plan and the one-bedroom units 104 and 114 are the homes to look at first. For a buyer letting to a single professional working in the free zone, the studios carry the lowest entry price in the building.

Azizi Noura is in Jebel Ali, beside the Jebel Ali Free Zone. Azizi's factsheet describes JAFZA as the Middle East's largest port and free zone, and says more than 100 Fortune Global 500 companies surround the project. For a landlord, the companies Azizi counts around the project are the obvious pool of tenants. A metro station three minutes away widens that pool to people who work further along the line.
Ibn Battuta Mall, at eight minutes, is the nearest place on Azizi's list after the metro station. Dubai Marina, JBR and Jumeirah Lake Towers are 12 to 15 minutes away. A tenant who works there, or an owner who wants the beach at weekends, can reach them without a long drive. Expo City Dubai is 15 minutes, and Al Maktoum International Airport 25.
