Seafront homes in Dubai Maritime City by Beyond
Aria is a residential tower by Beyond on the shoreline of the Dubai Maritime City peninsula. Beyond's brochure describes the peninsula as blending urban living with a waterside setting, and places Aria as a seafront building within it, a five-minute stroll along the waterfront promenade from the Mina Rashid neighbourhood.
The building holds a mix of studios, one- and two-bedroom apartments, three-bedroom penthouses, podium duplexes and seafront townhomes. Beyond's floor plans name Internal Area, External Area and Total Area for every layout, and those figures are what this brief publishes — see Unit mix below.
The homes
Beyond's brochure groups the building into three named collections: tower residences (studios and one- and two-bedroom apartments), podium duplexes, and seafront townhomes. It states that only three podium duplex units are available, each a three-bedroom home, and that the seafront townhomes are limited to 14 units, describing them as three- and four-bedroom residences.
Beyond's floor plans publish two three-bedroom penthouse layouts, unit 01 and unit 02, both arranged across an upper and a lower floor. The same brochure places Aria a five-minute stroll along the waterfront promenade from Mina Rashid, and describes its outlook across the Arabian Gulf toward Burj Khalifa and Downtown Dubai.
Amenities
Beyond's brochure lists a sea-view swimming pool, a gymnasium, a yoga studio, outdoor terraces, a kids' play area and ground-floor retail, with direct access to the waterfront promenade. The lobby is described as marble-finished with high ceilings, and the interiors draw on a palette of marble and ash wood.
Completion
Beyond's payment plan gives an anticipated completion of Q1 2027, footnoted on the document as "anticipated completion by Q1 2027".
The Dubai Land Department register records project 2726 as 73.54% complete at an inspection dated 3 July 2026, against a filed project end date of 31 January 2026.
