This two-bedroom apartment in 330 Riverside Crescent, in Sobha Hartland II, is offered at AED 2,200,000. The original price plus the 4% DLD fee was AED 2,271,998, so the asking price sits AED 71,998, or 3.2%, below original price. The unit measures 946 sq.ft of built-up area, which gives AED 2,326 per sq.ft on BUA. It is on a mid floor, faces a lagoon view and has a balcony. Handover is scheduled for June 2027 and the developer is Sobha.

The floor plan sets the two bedrooms at opposite ends of the apartment, at 3.25m by 3.00m and 3.20m by 3.00m, each opening onto its own balcony. A bathroom sits between them, off a short internal corridor, and a second bathroom sits off the entrance hall. The kitchen and dining area, 3.90m by 3.20m, runs into the living room at the centre of the plan, and a utility store sits by the entrance.

At transfer the buyer pays AED 1,903,214. Of that, AED 1,763,724 goes to the seller, AED 88,040 is the DLD transfer fee, AED 5,250 is the trustee office fee and AED 46,200 is the buyer's agency commission. LOCATION & TRANSPORT

Sobha Hartland II is a waterfront community that the Dubai Land Department registers in Bukadra, part of Mohammed Bin Rashid City. The community is built around a central lagoon, and the unit's recorded view takes in that lagoon. Meydan Racecourse and the Ras Al Khor Wildlife Sanctuary both sit close by, with Downtown Dubai and the Dubai Design District a few kilometres to the north-west. Al Ain Road runs past the community and connects to Downtown Dubai and Business Bay in one direction and to Meydan and Nad Al Sheba in the other. Ras Al Khor Road gives a second route, towards Dubai Creek Harbour. Most residents here drive, and the same roads serve a tenant commuting to Downtown Dubai, Business Bay or DIFC.

AMENITIES & SURROUNDING

330 Riverside Crescent is a single residential tower on a podium with ground-floor retail, and the Dubai Land Department register records the project at 765 homes. The Dubai Land Department register describes the tower as a lower ground and ground floor, four podium levels, 50 typical floors, a service floor and a roof. The wider Sobha Hartland II masterplan is arranged around the lagoon, with a low-rise villa community on one side of the water and an apartment clubhouse on the other. The developer's renders show the lagoon fringed with sand beach areas, pool decks and palm trees, and sports courts set back within the villa quarter.

Meydan Racecourse is within a short drive, and the malls and restaurants of Downtown Dubai are reachable in the same journey.

MARKET

The 3.2% reduction is measured against what the first buyer contracted to pay, which is the original price plus the 4% DLD fee. The asking price here sits above that original price before the DLD fee, so the DLD transfer fee is 4% of the asking price plus AED 40, which comes to AED 88,040.

The payment structure is simple. About 80% of the unit price goes to the seller at transfer, and the remaining 20%, AED 436,276, is a single payment on handover. There are no instalments to service between transfer and completion.

Handover
The date the unit is handed over, set in quarters from purchase. Gross rent, the vacancy allowance, maintenance and management, and the service charge all start there and not before — an unbuilt unit cannot be let and is not billed. The year handover falls in gets the exact fraction it is entitled to, not a rounded whole year. Capital growth is not treated this way: it compounds from today across the whole hold, because an off-plan unit can be sold before it completes. Where the holding period ends before handover, there is no operating income anywhere in the schedule and the whole return is capital movement less costs.
Gross yield
Gross annual rent ÷ purchase price. Before every cost. Where handover is in the future this is a stabilised full year from handover — a rate on the price, not a figure reduced by the construction period. The schedule shows what each year actually books.
Net yield
(Rent collected after the vacancy allowance − maintenance and management − service charge) ÷ purchase price. Stabilised on the same basis as the gross yield.
