OVERVIEW

This one-bedroom apartment in Sobha Creek Vista Heights, Tower B, in Sobha Hartland, is offered at AED 1,460,000. The original price plus the 4% DLD fee was AED 1,731,976, so the asking price sits AED 271,976, or 15.7%, below original price. The unit measures 853 sq.ft of built-up area, which gives AED 1,712 per sq.ft on BUA. It is on a mid floor, faces the full Downtown skyline and has a balcony. Handover is scheduled for Q1 2027 and the developer is Sobha.

The layout is Sobha's one-bedroom Type E. An open living and dining room runs the depth of the plan with the kitchen along one side. LOCATION & TRANSPORT

Sobha Hartland is a master community in Mohammed Bin Rashid City, and the Dubai Land Department registers the project in Al Merkadh. The community lies between Downtown Dubai and the Ras Al Khor Wildlife Sanctuary, and the unit's recorded view is the full Downtown skyline. Al Khail Road runs along the community and connects to Business Bay and Downtown Dubai to the north and to Meydan and Dubai Hills to the south. Ras Al Khor Road gives a second route, towards Dubai Creek Harbour and Dubai Festival City. Most residents here drive, and the main business districts are a short journey by road. The same roads serve a tenant commuting to Downtown Dubai, Business Bay or DIFC.

AMENITIES & SURROUNDING

The project has two residential towers on a shared podium. The Dubai Land Department register records Tower B as basement, ground and 64 floors, with a service floor and a roof, and the project as a whole at 1,354 units. The developer's visuals show a landscaped pool deck on the podium between the towers, with two free-form pools, sun loungers, shade umbrellas and planted terraces around the water. Interiors are shown with floor-to-ceiling glazing in the living room and the bedroom, and the skyline view appears in both.

Hartland International School and North London Collegiate School Dubai both operate inside Sobha Hartland, which matters to families looking at the community for the longer term. The malls of Downtown Dubai and Dubai Festival City are a short drive away.

MARKET

The 15.7% reduction is measured against what the first buyer contracted to pay, which is the original price plus the 4% DLD fee. Because the asking price is below the original price, the DLD transfer fee is 4% of the original price plus AED 40, which comes to AED 66,654.

The payment structure is simple. About 54% of the unit price goes to the seller at transfer, and the remaining 46%, AED 666,145, is a single payment on handover. Handover
The date the unit is handed over, set in quarters from purchase. Gross rent, the vacancy allowance, maintenance and management, and the service charge all start there and not before — an unbuilt unit cannot be let and is not billed. The year handover falls in gets the exact fraction it is entitled to, not a rounded whole year. Capital growth is not treated this way: it compounds from today across the whole hold, because an off-plan unit can be sold before it completes. Where the holding period ends before handover, there is no operating income anywhere in the schedule and the whole return is capital movement less costs.
Gross yield
Gross annual rent ÷ purchase price. Before every cost. Where handover is in the future this is a stabilised full year from handover — a rate on the price, not a figure reduced by the construction period. The schedule shows what each year actually books.
Net yield
(Rent collected after the vacancy allowance − maintenance and management − service charge) ÷ purchase price. Stabilised on the same basis as the gross yield.
Rent growth
Compound annual movement in gross rent, applied from handover and stepping at each anniversary of it, which is when a tenancy renews. It may be negative. It does not touch the service charge, which is held flat in nominal terms.
ROI
Total profit over the whole hold ÷ total cash invested (price + all acquisition costs). Unlevered. Not an annual rate.
