A VIDA-BRANDED SERVICED-APARTMENT TOWER ON MOHAMMED BIN RASHID BOULEVARD
Vida Residence Downtown is a serviced-apartment tower by Emaar in Downtown Dubai, Emaar's flagship district built around the Burj Khalifa, The Dubai Mall, Dubai Opera and Burj Park. It sits on Mohammed Bin Rashid Boulevard and is linked directly to the Vida Downtown Dubai hotel, the first property of Emaar Hospitality Group's Vida Hotels and Resorts brand.
Per the Emaar brochure, the building is a 57-storey serviced-apartment tower sitting on a three-level podium, comprising 320 serviced one, two, three and four-bedroom apartments. The residences connect to the hotel by an air-conditioned glass bridge running from the podium levels, giving residents access to the hotel's services. The podium itself holds a swimming pool, a gym, a children's area and shops, with cafés and restaurants facing the boulevard.
Architecturally, the tower uses a wedged floor plate to open the apartments to views of Mohammed Bin Rashid Boulevard, the Burj Khalifa and the Dubai Fountain. The façade is a vertical composition of stone and glass drawing on 1920s New York art deco. The building sits at the heart of the Old Town precinct, physically linked to the traditional souk, Dukkan Al Manzil, and facing the Burj Khalifa.
Construction completed in May 2019, so the building trades on the secondary market rather than off-plan. Figures below reflect completed-building resale data rather than a developer launch.

THE INVESTMENT CASE
Vida Residence Downtown is a completed, standard-tier brief: the angle below is qualitative. Where the live Dubai Land Department transaction feed for Downtown Dubai is available, current pricing and PSF trends will be shown alongside — those figures are the basis for any comparison, not the estimates below.
DEVELOPER: EMAAR, ONE OF DUBAI'S MOST ESTABLISHED DEVELOPERS
Vida Residence Downtown is developed by Emaar, the developer behind many of Dubai's landmark destinations. Emaar reported revenue of AED 49.6 billion for 2025 and, with a proven delivery track record, has delivered over 125,600 residential units across Dubai and other global markets since 2002. Its portfolio includes Burj Khalifa and Dubai Mall. The hospitality side of the building is operated under Vida Hotels and Resorts, Emaar Hospitality Group's own lifestyle hotel brand. As a delivered building, Vida Residence Downtown carries none of the completion uncertainty of an off-plan purchase.
LOCATION: THE OLD TOWN PRECINCT, FACING THE BURJ KHALIFA
Downtown Dubai is Emaar's flagship district — a 500-acre development built around the Burj Khalifa, The Dubai Mall, Dubai Opera, Burj Park and the Dubai Fountain. Vida Residence Downtown sits on Mohammed Bin Rashid Boulevard within the Old Town precinct, physically linked to the Dukkan Al Manzil souk and facing the Burj Khalifa, with The Dubai Mall and the Boulevard's dining within walking distance. The position combines a landmark central address with an on-site branded hospitality offer.
RESALE & RENTAL CASE
The building is fully delivered and trades on the secondary market, so units can be inspected and their income assessed before purchase. Its serviced character — hotel-linked amenities, podium pool, gym and retail, and a direct connection to the Vida Downtown hotel — supports both long-let and serviced short-let demand in a district where visitor traffic is consistently high. Recorded transactions per PropSearch (see Market & Availability) span a wide PSF range, so the case for a specific unit depends heavily on floor, view and layout rather than on a building-wide average. Current rental evidence is confirmed on request.
RISKS & WATCHPOINTS
- Secondary-market pricing — pricing is set by individual resellers and varies by floor, view and condition; recorded PSF for 3-bedroom units alone ranges from roughly AED 3,131 to AED 7,943, so entry points must be verified unit by unit.
- Serviced, hotel-linked structure — serviced stock connected to an operating hotel can carry hospitality-linked fees and operating arrangements that differ from a standard residential tower; the terms attaching to a specific unit should be confirmed before purchase.
- Downtown premium — Downtown Dubai prices at a premium to most of the city; the entry point should be weighed against that premium.
- Service charges — central, serviced, branded-amenity towers typically carry higher service charges, which affect net yield.
- Building age — completed in 2019; condition, refurbishment history and building reserve-fund position should be checked as part of due diligence.
- No published unit-mix table — Emaar has not published a unit-mix table or per-type areas for this building; the sizes implied by the PSF figures above are PropSearch-derived and should be verified against the title deed and a measured plan before committing.
