A Zaha Hadid cube with a central void in Business Bay
The Opus by Omniyat is a mixed-use building in Business Bay, designed in its entirety by Dame Zaha Hadid. Omniyat's brochure describes two structures that form a single cube, eroded by a free-form void. A bridge across the void, 71 metres above ground, is nearly 38 metres long and 26 metres wide, and holds three floors of serviced residences.
The building combines furnished residences, Grade A offices, a hotel, and retail and dining. Residents have a private entrance, separate from the hotel's. Omniyat places it close to Burj Khalifa and The Dubai Mall, with Dubai Opera, Marasi Business Bay and the Dubai Water Canal nearby.

Omniyat describes the residences as fully furnished, with furniture and fixtures hand-picked by Zaha Hadid and a fully equipped kitchen. The brochure gives the one-bedroom homes a desert theme and the two- and three-bedroom homes a midnight blue theme.
The penthouse
Omniyat's January 2025 factsheet describes a four-bedroom penthouse with a total area of 12,788 sq ft, made up of 8,540 sq ft internal and 4,248 sq ft external. It sits at the apex of the building, uses 2,500 sq ft of common area exclusively, and keeps the original trusses and beams exposed as features. Ceiling heights exceed 5 metres.
The factsheet lists a private garage of 4,500 sq ft with space for eight vehicles, 20 car bays on the title deed in Basement 3 and an enclosed storage area of 260 sq ft. Omniyat's penthouse material says the interiors were designed and delivered by its own atelier, and that the home controls lights, air conditioning, curtains, smart glass and the fireplace from one system.
Amenities and services
Omniyat's factsheet lists a temperature-controlled swimming pool, spa facilities, a gym, restaurants and lounge bars. Services include 24-hour security, 24-hour valet, round-the-clock concierge, secure basement parking, housekeeping, laundry and in-residence dining. The brochure marks several of these services as carrying an additional cost.
