Villas in The Acres Estates, Dubailand
The Acres Estates is a villa release by Meraas within its wider Acres masterplan, in the Dubailand corridor of Dubai. Meraas's Broker Presentation places the release in the same masterplan as the neighbouring Acres villa communities, quoting the same total masterplan land area of 1,849,720 sqm (19,910,194 sq ft) that Meraas prints for the wider Acres community, and the same direct road access to Sheikh Zayed Bin Hamdan Al Nahyan Street and Emirates Road.
Meraas markets The Acres Estates in two architectural collections, the Ivory Collection, described as "inviting the outside in", and the Amber Collection, described as "offering unparalleled exclusivity", across six villa types in five, six and seven-bedroom configurations. Its Broker Presentation lists 84 villas in total, split across six clusters named R, S, T, U, V and W, and the count matches exactly between its per-type unit table and its per-cluster table.
Meraas's price sheet, in a file dated February 2025, prices a 5-bedroom villa from AED 14.5 million, a 6-bedroom villa from AED 16 million and a 7-bedroom villa from AED 22.2 million. The same document sets out the payment schedule and Meraas's own estimate for construction completion, August 2028.
Meraas's Broker Presentation also states that three-quarters of the villas at The Acres Estates overlook one of the community's gardens, and that each cluster has its own internal park.
