The sales team's stated basis is BUA multiplied by AED 1,700 to AED 2,000 per sq ft, so the indicative price per sq ft of BUA is AED 1,700 to AED 2,000 across every type.
The ranges follow that basis. A 2BR townhouse of 1,900 sq ft BUA is shown at AED 3.23 million to AED 3.80 million. A 5BR standalone villa of 5,000 sq ft BUA is shown at AED 8.50 million to AED 10.00 million. The four-bedroom standalone villa is the one type given as a range, 3,700 to 4,000 sq ft BUA, and its indicative range runs from AED 6.29 million to AED 8.00 million.
