Binghatti publishes one indicative layout per bedroom count. Suite area, balcony area and total unit area are the developer's own, taken from the area tables on the Project Maybach floor-plan pages.

Two notes on reading that table. Binghatti's own tables head the second column "SQ.FT" but print an m² suffix against its values; the figures are square feet, and converting the metric column confirms it. And the developer's disclaimer is explicit that actual suite area may vary from the stated area and that the sale and purchase agreement will carry the size of the specific unit — so treat these as the published indicative layout, not as the size of a unit you are offered.
Project Maybach is also the most generously sized of the three released sub-projects. Its studio is 385.03 sq ft against 361.13 sq ft in both Maybach sub-projects next door, and its three-bedroom is 1,321.38 sq ft against 1,284.35 sq ft. Towers 2 to 5 publish identical unit areas to one another; Tower 1 does not, and it is larger in every one of the four types.
The three-bedroom layout breaks down, in the developer's own room schedule, as a 19 sq m master bedroom, a 17 sq m living and dining space, two 13 sq m bedrooms, a 12 sq m corridor, a 7 sq m kitchen, a 5 sq m store, two bathrooms at 4 and 3 sq m, a 3 sq m laundry and a 2 sq m WC.
THE RETAIL — 15 GROUND-FLOOR SHOPS
Fifteen of the 208 ground-floor shops in the masterplan sit at the base of Tower 1. Across the released phase — towers 1 to 5 — there are 77. The masterplan brochure describes podium edges punctuated with retail, cafés and lifestyle uses along what it calls the Grand Promenade. THE INVESTMENT CASE
WHAT IS ACTUALLY KNOWN
Binghatti has published the plot, the floor count, the unit mix to the bedroom, the shop count and four indicative layouts with areas — which is more product detail than most Dubai launches carry at this stage. A buyer is being asked to form a view on a specification and a brand at this point.
LOCATION: NAD AL SHEBA
Binghatti places the masterplan in the Nad Al Sheba district at the junction of Al Ain Road and Al Khail Road, with Sheikh Zayed Road to the north. On the developer's own published drive times, the Meydan Hotel and Race Course are three minutes away, The Dubai Mall, the Burj Khalifa and Dubai Opera eight, Emirates Towers and the Museum of the Future nine, and Dubai International Airport fifteen.
RISKS & WATCHPOINTS
- No DLD registration. Without a registered project there is no escrow account under Dubai Law No. 8 of 2007, no Oqood registration of your purchase and no DLD inspection percentage. Confirm registration before any payment moves, and take the price, the plan and the unit schedule in writing.
- Studio concentration. 608 of 816 homes are studios, in a masterplan releasing 6,008 studios in total. That is a single, very deep supply pool of near-identical units in one location.
- Single-developer, single-location exposure. Twelve towers, one developer, one district.
