The brief
Vision Mercedes-Maybach Ultimate Luxury is Towers 2 and 3 of Mercedes-Benz Places | Binghatti City, Binghatti's masterplan in the Nad Al Sheba district of Dubai. The two towers share one plot and one podium. One tower has 19 residential floors and the other 24. Between them they hold 1,204 homes, from studios to three-bedroom apartments, and 28 ground-floor shops.

Binghatti publishes one indicative layout per bedroom count. Suite area, balcony area and total unit area are the developer's own, from the area tables on the Ultimate Luxury floor-plan pages.

Binghatti's tables head the second column "SQ.FT" but print an m² suffix against its values. The figures are square feet, and converting the metric column confirms it. The developer's disclaimer states that actual suite area may vary from the stated area and that the sale and purchase agreement will carry the size of each specific unit.
The three-bedroom room schedule runs to a 22 sq m master bedroom, 17 sq m living and dining, two 13 sq m bedrooms, a 10 sq m corridor, a 9 sq m kitchen, bathrooms of 4 and 3 sq m, a 2 sq m WC and a 2 sq m store.
Twenty-eight ground-floor shops sit at the base of Towers 2 and 3. Binghatti's master brochure describes podium edges punctuated with retail, cafés and lifestyle uses along the Grand Promenade.
Binghatti's master brochure places Mercedes-Benz Places | Binghatti City in the Nad Al Sheba district. Its location map names Al Ain Road, Al Khail Road and Sheikh Zayed Road. The brochure gives these drive times: The Meydan Hotel and Race Course three minutes; The Dubai Mall, Burj Khalifa and Dubai Opera eight; Emirates Towers and the Museum of the Future nine; Dubai International Airport fifteen.

Vision Mercedes-Maybach Ultimate Luxury — Nad Al Sheba
An Emirati developer known for a sculptural design language and branded residences.
Binghatti is a privately held Emirati developer founded in 2008, which began as a contractor before moving into development. It is vertically integrated across design, development, construction and delivery, and its buildings carry a sculptural facade language that repeats across its portfolio.
It has also built branded residences with BUGATTI, Mercedes-Benz and Jacob & Co. Its apartment buildings are concentrated in central districts, including Jumeirah Village Circle, Business Bay, Al Jaddaf and Dubai Science Park among the communities covered on this site.
Both figures are Binghatti’s own published statements about its business, carried here as the developer reports them. They are not an independent measurement, an audit, or a forecast, and they describe Binghatti as a whole rather than this or any other individual project.

Binghatti's fact sheet lists 864 studios, 140 one-bedroom, 140 two-bedroom and 60 three-bedroom apartments, 1,204 homes across the two towers, with 28 shops on the ground floor.
Binghatti publishes one layout per bedroom count. Total unit areas, suite plus balcony, are 361.13 sq ft for the studio, 617.31 sq ft for the one-bedroom, 980.16 sq ft for the two-bedroom and 1,284.35 sq ft for the three-bedroom.
