A 260-metre office tower at the gateway of Business Bay
LUMENA by OMNIYAT is a commercial tower in Business Bay. Omniyat describes a 260-metre sculpted form at the western edge of the business district, with Burj Khalifa and Business Bay views to the north and east and Jumeirah Beach and Burj Al Arab views to the south and west. The tower is sold as shell-and-core offices with private terraces and landscaped sky gardens, over a podium of retail and dining.
It is a separate project from the neighbouring LUMENA ALTA by OMNIYAT. The Dubai Land Department registers LUMENA as number 3758 and, as checked on 8 October 2026, records it as active and under construction. The register gives an end date of 30 December 2029.

Omniyat's brochure prints approximate areas for its office unit types, split into internal and external space. External space is the office terrace.

Floor-to-ceiling height is 3.0 metres in each type. The units are offered as internal shell and core, with developer washrooms included, and the office terraces are finished in stone with soft landscaping. The brochure lists 5 to 7 parking spaces for the office units and 10 or 11 for the half-floor units. The tower has double-deck passenger lifts for efficient vertical transport.

Omniyat lists these facilities for owners and tenants:
- The Sky Theatre, an event space at the summit for keynote addresses, roundtables, launches and forums

- An Executive Wellness Suite with a high-performance gym, yoga and Pilates studio, steam, sauna and ice baths, and a Sky Pool

Omniyat targets LEED Platinum, WiredScore Platinum and SmartScore Platinum pre-certification, and lists a WELL Building Standard v2 Core and Shell Platinum rating. Services are managed by Omniyat and include a 24/7 office concierge, doorman and porter services and valet parking.
Location
Omniyat describes LUMENA as seamlessly linked to Business Bay Metro Station, with a future Gold Line station nearby, and directly on Sheikh Zayed Road (E11), with the Al Khail Road, DIFC, Downtown, Dubai International Airport and Dubai Marina among its listed connections. Its location map marks DIFC at 8 minutes and Dubai Marina at 20 minutes.
