Offices at Marasi Bay in Business Bay
HQ by Rove is an office project at Marasi Bay in Business Bay, developed by IRTH under the Rove name. The offices are modular, so a team can take a single studio or combine units, and every office comes with its own outdoor courtyard, furniture and fit-out.
The Dubai Land Department registers the project as number 4143 and, as checked on 8 October 2026, records it as active and under construction. IRTH gives an anticipated handover of Q1 2029, which matches the register end date of 31 March 2029.
Office types and sizes
IRTH prints seven types. Each size is the total area, which includes the outdoor courtyard.

Sizes as printed on the unit-types and unit-plan pages of IRTH's brochure and technical brochure. The plans give each as internal plus outdoor area.
The plans show how the types are built up. A Studio has 539 to 595 sq ft inside and 141 sq ft of courtyard in its smaller layout, with a larger layout at 702 sq ft inside and 163 sq ft outside. IRTH gives a Studio an occupancy of 6 to 14 people and one dedicated parking space, and a Deluxe office 11 to 21 people and two spaces. Loft Edge offices have double-height ceilings with an upper level, and the Presidential Loft is a double-height office with a private meeting room. IRTH also describes a la carte offices from 2,700 sq ft, designed around the buyer's requirements.
Amenities
IRTH lists 120,000 sq ft of amenities, spread over the arcade, podium, a pool level and the roof.
- Arcade level: a social space with sunken seating and a skate park
- Podium level: a food hall, a gym, a co-working zone, a coffee corner, a library, a podcast cabin, a beauty lounge and nail salon, a vitamin bar, and outdoor basketball and padel courts, a running track and floating treehouse pods
- Reset 16: a semi-Olympic pool, plunge pool, jacuzzi, sauna and steam pods, nap pods and a zen garden
- The Hub: a vertical cafe with meeting rooms and lounges
- Roof: a terrace with viewing and observation decks
The reception lobby sits at ground level, off a private road entrance and drop-off area.
Location
HQ by Rove sits at Marasi Bay, which IRTH describes as a waterfront district with a 12-kilometre promenade. IRTH prints direct access to Dubai Canal Walk and these drive times: 3 minutes to Sheikh Zayed Road and Al Khail Road, 5 minutes to DIFC, 5 minutes to Downtown Dubai, 10 minutes to Dubai Design District and 15 minutes to Dubai International Airport.
