Offices and residences at Cove Boulevard, Dubai Land Residence Complex
Cove Boulevard is a mixed-use building by Imtiaz Developments in Dubai Land Residence Complex, in Dubailand. Imtiaz's factsheet describes it as residential and offices. It lists 436 units: 149 offices and 287 residential units, made up of 172 studios, 62 one-bedroom apartments, 48 two-bedroom apartments and 5 three-bedroom apartments. The DLD project register holds the same 436 units.
The building stacks its uses in order. Imtiaz's brochure puts the offices on levels 1 to 13, an amenities floor on level 14, the residential floors on levels 15 to 30 and a rooftop above. The DLD project register records the project as under construction, 10.45% complete at its inspection of 30 September 2026, and records completion on 30 October 2028 (register as at 4 October 2026).
Imtiaz offers two payment plans, a 60/40 and a 70/30 that moves 30% of the price to the three years after handover.
Post-handover payment plan
Imtiaz's second plan, which it calls 70/30, takes 70% by completion and moves the last 30% to the three years after handover. The first eight payments match the 60/40 plan.

Residences
The brochure shows the residential floors in four unit types, with a section drawing for each: three-bedroom, two-bedroom, one-bedroom and studio. The floor plans number the residential units floor by floor. Levels 15 to 27 carry 19 units each, level 28 carries 16, and levels 29 and 30 carry 12 each.
Residents have a rooftop and an amenities floor of their own. The rooftop holds an infinity pool with skyline views, separate male and female gyms, a clubhouse, a rooftop garden and a BBQ area. The level 14 amenities floor holds a swimming pool, a splash pool, a jacuzzi and a zen garden.
Offices
The brochure gives the offices their own pages. It describes dedicated office entrances, separate lifts and exclusive parking, high ceilings, a business lounge and a courtyard. The floor plans place the offices on levels 1 to 13, with their own lobby on the ground floor beside the residential lobby.
Imtiaz's factsheet lists the office features as high-ceiling workspaces, ambient light, a gym, dedicated parking, easy access to major hubs and a business lounge.
