A 17-floor apartment tower in Wadi Al Safa 5, Dubailand
Verdania 4 is Object One's residential tower in Wadi Al Safa 5, part of the Dubai Land Residence Complex, Dubai. Object One's brochure describes it as a 2B+G+P+17+R building — two basement levels, a ground floor, a podium, 17 residential floors and a roof amenity level. Counting every one of those levels comes to 22, the same figure the DLD project register gives independently as the building's total floor count. It is the largest of Object One's three Verdania towers by unit count, and carries the same "Verdania" name, drawn from verde, the word for green in several languages.
The DLD project register records Verdania 4 under project number 4271, developed by Obj1 Real Estate Development L.L.C. Construction started on 20 December 2025; the project was registered with DLD on 3 August 2026. As at 4 December 2025, the register recorded construction at 0% — the project's only recorded inspection to date. The register names Abu Dhabi Islamic Bank as the escrow agent holding buyer payments, under escrow account 29599417.
Completion is not the same figure in every source. Object One's brochure, its layout plans and its payment plan all give Q4 2027, with the final construction instalment dated December 2027. The DLD project register independently records a later completion date for this project, 30 June 2028. We publish both dated figures below rather than resolve the difference ourselves.
Construction progress
The DLD project register records one inspection of Verdania 4 to date, on 4 December 2025, which found the site at 0% complete. Construction had started two weeks earlier, on 20 December 2025 — after that first inspection date, which is the order the register itself records. No later inspection had been logged as at 27 September 2026.

Post-handover payment plan
Object One also offers a post-handover schedule on Verdania 4, carrying the same booking deposit and construction instalments as the standard plan, then splitting the balance across and after completion.

Object One's payment plan states a 4% DLD registration fee plus a fixed AED 5,050 registration charge on both plans.
Amenities
Object One's brochure lists Verdania 4's shared facilities: a lobby, swimming pool, kids' pool, a pool deck with sun loungers, a kids' play room, a clubhouse, a gym, a terrace garden and a BBQ area. The developer's own floor plans split these across two levels: the clubhouse and kids' play room sit on the ground floor, while the swimming pool, kids' pool, pool deck with sun loungers, BBQ area and gym share the roof level. Unlike Object One's other two Verdania towers, Verdania 4's roof level is not amenities alone — it also carries a run of apartments, including the tower's three 3.5-bedroom homes.
