Beach and Coral villas on Frond F
The Palm Jebel Ali Villa Collection is Nakheel's villa release on Frond F of Palm Jebel Ali, the island development off the Jebel Ali coast of Dubai. Nakheel's brochure presents the villas in two collections.
The Beach Collection. Five- and six-bedroom villas, each on ground plus two floors with a roof lounge and terrace. Cyan Sky, the first villa in the brochure, is a cubic form facing the shoreline, with terraces on each level.
The Coral Collection. Six- and seven-bedroom villas on larger plots, which Nakheel places on the outer edges of the fronds with sea views and direct beachfront access. Every layout has formal and family lounges.
Nakheel's payment-plan sheet is a file dated August 2026 that prints no date of its own. Its lowest starting price is AED 29.34 million for a six-bedroom Beach Villa. Over the smallest Beach Collection villa's 7,723.31 sq ft of built-up area, that is about AED 3,800 per sq ft on BUA. These are launch figures, not current prices.
Villa layouts and sizes
Nakheel's two floor-plan books give each villa a total built-up area, with ground, first and second floors, balconies and terraces and the covered garage itemised. Plot areas are stated as ranges.

The Beach Collection plot areas run from 7,376.93 sq ft to 8,366.34 sq ft, and the Coral Collection plots from 17,621.90 sq ft to 21,943.82 sq ft, as printed on the plans. Cyan Sky adds a show garage and a family room; Ocean Whisper adds a family room and a study; Bluejay and Wave Crest add a family room. In the Coral Collection, Coral Dune and Amber Reef and Red Aurora add a study, Sunset Mirage and Porcelain Roses add an office, and every villa has formal and family lounges, a roof lounge and a terrace.
Palm Jebel Ali
Palm Jebel Ali sits off the Jebel Ali coast. Nakheel's brochure describes a city-scale island development of residences and hotels along the waterfront. Its master plan has a Crown, Crescents, the Spine, the Trunk and the Fronds, and 110 km of coastline.

Construction progress
The Dubai Land Department register lists "Palm Jebel Ali - The Beach And Coral Collection - Frond F" as project 4128, under construction, with a start date of 5 December 2025 and a completion date of 4 December 2028. Construction progress is 1.29% as at 13 July 2026.
