Mayar is a Modon community of three and four-bedroom maisonettes within Maysan on Reem Island, Abu Dhabi. Modon's brochure describes Maysan as a residential development of six districts with green parks and paths for walking and cycling, and Mayar as a gated community anchored by a 300-metre park, a series of pocket parks and a clubhouse.

The factsheet and brochure print no date. Their files were created on 20 October 2024, which is the date used for the prices below. Handover is Modon's December 2027, as printed in those files.

Modon's three-bedroom plan shows two lateral apartments, one on the second floor with a unit area of 269 sq m and one on the third floor with a unit area of 218 sq m; the factsheet's 243 sq m is their average. The four-bedroom plan shows the duplex over the ground and first floors with a unit area of 245 sq m. Both plans carry a top view and a side view marking where the home sits in the building.

The brochure says the clubhouse is the social hub of the community, with a focus on wellness.
