The brief
Muheira is a Modon residential development on Reem Island, Abu Dhabi. Modon's brochure describes two residential towers beside the water, and its presentation gives 25 floors in each tower and 475 apartments: 134 one-bedroom, 275 two-bedroom and 66 three-bedroom. Modon's factsheet gives handover as Q1 2029.

Modon's factsheet listed starting prices of AED 1.2 million for a one-bedroom apartment, AED 2.2 million for a two-bedroom and AED 3.4 million for a three-bedroom. The factsheet prints no date beside them. Its file was created on 17 May 2025, and its payment plan starts from reservation in May 2025, so May 2025 is the date used here.

Modon's floor plans give each apartment type an average gross saleable area, labelled GSA. The one-bedroom types run from 73 sq m (Type 4) to 107 sq m (Type 3), with Types 1A, 1B, 2, 2B and 4 between them. The two-bedroom plans start at 110 sq m (Type 3) and the corner Type 2E reaches 180 sq m. The three-bedroom plans start at 182 sq m (Type 1-B) and reach 237 sq m (Types 1-D and 1-E).
Modon's plans mark each type on a key plan by level. One-bedroom Type 1A is on levels 2 to 14, Type 1B on level 1, and Types 2 and 2A on levels 2 to 25. The plans print views as city view or canal view, depending on the position.
Modon states that its floor plans are for illustration only and are based on preliminary development plans.

Modon's factsheet lists a waterfront promenade, an adult pool and a kids' pool, a sky lounge, a gym, EV charging, parking, an indoor playroom, a reading room and an indoor cinema. The brochure shows a 15-metre sky infinity pool, a sky terrace, a lobby, a fitness centre, a children's play area, a private dining space and a cinema room.
