TWIN TOWERS ON MOHAMMED BIN RASHID BOULEVARD IN THE HEART OF DOWNTOWN DUBAI
BLVD Heights is a twin-tower residential development by Emaar in Downtown Dubai, the developer's flagship district built around Burj Khalifa, The Dubai Mall, Dubai Opera and Burj Park. The towers rise directly alongside Mohammed Bin Rashid Boulevard, the 3.5-kilometre dining, entertainment and arts spine of Downtown Dubai, with pedestrian walkways linking residents to The Dubai Mall, The Dubai Fountain and Souk Al Bahar.
Modelled on the skyscrapers of New York and Chicago, the brochure describes a 45 and 50-storey twin-tower complex holding one, two, three and four-bedroom apartments and townhouses, with penthouses on the tower crown carrying their own private outdoor decks. Homes are designed with floor-to-ceiling windows and open-plan interiors. The Emaar floor-plan packs publish total areas of 856 to 1,112 square feet for 1-bedroom homes, 1,380 to 2,339 square feet for 2-bedroom homes and 2,314 to 2,815 square feet for 3-bedroom homes.
Construction ran from December 2015 to January 2023, so the building trades on the secondary market rather than off-plan. Figures below reflect completed-building resale data rather than a developer launch.

THE INVESTMENT CASE
BLVD Heights is a completed, standard-tier brief: the angle below is qualitative. Where the live Dubai Land Department transaction feed for Downtown Dubai is available, current pricing and PSF trends will be shown alongside — those figures are the basis for any comparison, not the estimates below.
DEVELOPER: EMAAR, ONE OF DUBAI'S MOST ESTABLISHED DEVELOPERS
BLVD Heights is developed by Emaar, the developer behind Downtown Dubai and many of the city's landmark destinations. Emaar reported revenue of AED 49.6 billion for 2025 and, with a proven delivery track record, has delivered over 125,600 residential units across Dubai and other global markets since 2002. Its portfolio includes Burj Khalifa and Dubai Mall. As a delivered building, BLVD Heights carries none of the completion uncertainty of an off-plan purchase.
LOCATION: ON THE BOULEVARD AT THE CENTRE OF DOWNTOWN DUBAI
Downtown Dubai is Emaar's flagship district, built around Burj Khalifa, The Dubai Mall, Dubai Opera and Burj Park. BLVD Heights sits directly on Mohammed Bin Rashid Boulevard, within walking distance of the mall, the fountain and Souk Al Bahar, and adjacent to the Opera District. A superior road network and direct links to Dubai's main highway system connect residents to the rest of the city.
APPLICABLE STRATEGIES
- Buy-and-hold for rental / short-let — a completed tower on the boulevard in Dubai's most recognised address supports both long-let and holiday-let demand; yields to be confirmed against current rental evidence.
- Owner-occupation — a move-in-ready home in the heart of Downtown Dubai, steps from the mall and the boulevard.
- Secondary-market entry — as a delivered building, units can be inspected and income assessed before purchase, unlike an off-plan launch.
RISKS & WATCHPOINTS
- Secondary-market pricing — pricing is set by individual resellers and varies by floor, view and condition; entry points should be verified on current PSF, not indicative figures.
- Downtown premium — Downtown Dubai prices at a premium to most of the city; the entry point should be weighed against that premium.
- Service charges — central, amenity-rich Downtown towers typically carry higher service charges, which affect net yield.
- Supply — Downtown Dubai and adjacent districts have a continuing delivery pipeline; concurrent handovers nearby can affect resale and rental pricing.
