A WAVE-FORM WATERFRONT TOWER ON THE DUBAI WATER CANAL IN BUSINESS BAY
Binghatti Aquarise is a residential tower by Binghatti in the heart of Business Bay, set on the Dubai Water Canal and a short distance from Downtown Dubai. The design takes its cue from the movement of water: a wave-like structure with reflective, glass façades and terraces that extend the living space, in Binghatti's signature sculptural style.
The development sits on a plot of roughly 21,589.98 square metres (232,392.38 square feet) and rises over three basement levels, a ground floor, a mezzanine and 25 residential floors, above a mechanical room and roof. It holds 1,598 residential units — 688 studios, 736 one-bedroom, 152 two-bedroom, 10 three-bedroom and 12 four-bedroom apartments — together with 28 ground-floor retail units. Interiors are finished in premium natural materials, including travertine wall panels, brushed brass accents and natural oak wood, alongside polished marble.

THE INVESTMENT CASE
Binghatti Aquarise is an off-plan, standard-tier brief: the angle below is qualitative. Where the live Dubai Land Department transaction feed for Business Bay is available, current pricing and PSF trends will be shown alongside — those figures are the basis for any comparison, not the estimates below.
DEVELOPER: BINGHATTI, A LEADING PRIVATELY HELD UAE DEVELOPER
Binghatti is an Emirati developer known for a distinctive, sculptural design language and for branded-residence collaborations with BUGATTI, Mercedes-Benz and Jacob & Co. According to Binghatti, it ranks among the UAE's foremost privately held developers, with a portfolio of more than 60 projects valued in excess of AED 40 billion and a delivery record of over 20,000 completed homes. For investors, that scale and an active delivery pipeline provide a measure of confidence at the off-plan stage.
LOCATION: BUSINESS BAY, ON THE DUBAI WATER CANAL BESIDE DOWNTOWN DUBAI
Aquarise sits in the heart of Business Bay, a central Dubai district on the Dubai Water Canal beside Downtown Dubai. The brochure places the tower steps from the Dubai Canal and a short distance from Downtown Dubai, within reach of the district's commercial and cultural core. Business Bay is one of the city's principal business and residential hubs, adjoining Downtown Dubai and the Burj Khalifa district, with the wider network of Sheikh Zayed Road and Al Khail Road running alongside. The position combines a waterfront canal setting with direct access to the city's central business area.
APPLICABLE STRATEGIES
- Pre-handover resale — an off-plan launch in a central Business Bay location; where a construction-linked plan applies, a buyer commits limited capital ahead of completion, with an exit route before handover. Any premium depends on market conditions at the time and should be checked against live DLD data.
- Buy-and-hold for rental / short-let — a high proportion of studios and one-bedroom homes on the Dubai Water Canal, minutes from Downtown, suits both long-let and holiday-let demand; yields to be confirmed against current rental evidence.
- Owner-occupation — a design-led waterfront home in a central district, with resort-style amenities including a pool deck, gym, sky garden, artificial beach, running lane and padel court.
RISKS & WATCHPOINTS
- Off-plan completion risk — the tower is under development; timelines can move, and returns depend on the market at handover, not today's.
- Pricing not yet confirmed — starting price, payment plan and handover date were not published in the brochure; the entry point should be assessed against live Business Bay PSF once confirmed.
- Unit-mix concentration — studios and one-bedroom apartments make up the large majority of the building, which can mean a deeper competing supply pool on resale and rental within the same tower.
- Service charges — design-led, amenity-rich buildings typically carry higher service charges, which affect net yield.
PAYMENT PLAN
Binghatti had not published a payment plan for Aquarise at the time of this brief. The current plan and starting price are confirmed on request.
