Overview
Zen Lagoons is a project by Sanzen at Meydan Horizon, Dubai. Sanzen's brochure lists it as "Residences & Offices": one, two and three bedroom apartments and commercial offices. It calls Zen Lagoons "a waterfront community" and gives the key views as the Crystal Lagoon, the Ras Al Khor wildlife sanctuary and the Burj Khalifa and Downtown Dubai skyline. Its tagline is "The art of mindful living".
The offices are on the lower floors. Sanzen's commercial unit list of 22 October 2026 prices the smallest office, at 688 sq ft, from AED 2,136,200. That is about AED 3,150 per sq ft on built-up area, with the working set out under Price per square foot. The offices are listed on our Zen Lagoons offices page.
Sanzen's brochure gives anticipated completion as Q2 2029. The brochure carries plans for each apartment type, with total areas in square feet, and lists amenities on the ground and first floors.
Office plan types
Sanzen's plans show each office as a net area plus a balcony, with a pantry and a toilet. The unit list gives one figure per office under the heading "built-up area", and that figure matches the net area plus balcony on the plans. The table groups the offices by plan type. Each size is the unit list's built-up area in square feet. Each price is the lowest base price on the unit list for that plan, in AED, from the list of 22 October 2026. Car parking is as printed on each plan.

Across the plan types, offices run from 688 to 1,779 sq ft of built-up area, and from AED 2,136,200 to AED 5,868,500 on the list. The smaller plan types, between 688 and 750 sq ft, start from AED 2.1 million to AED 2.2 million, and the larger plans start from about AED 4.3 million. The list also shows price rising with height on the same plan: Office 3 is priced higher on each higher floor. Two offices of the same plan type can therefore differ in price by floor.
Residence plan types
Sanzen's brochure prints a plan for each apartment type. The table gives the total area on each plan, which is net area plus balcony. The 1 Bedroom Type A1 plan prints the same figure for its net area and its total area.

The plans label a powder room on every type except 2 Bedroom Type B1, which labels a maid room. The 3 bedroom plans label both a maid room and a powder room. A study room is labelled on 1 Bedroom Types B1, C1, D1 and H1.
Price per square foot
The smallest office on the unit list is 688 sq ft at AED 2,136,200. Dividing the price by the area gives 3,104.94. Rounded up to the nearest AED 50, that is about AED 3,150 per sq ft on built-up area.
The working uses the unit list of 22 October 2026 and its own "built-up area" heading. That area includes the balcony, because the plans show the same number as net area plus balcony. Priced on internal area alone, the same office would show a higher figure per square foot. The figure applies to that one office on that one date.
