A 230-metre Sobha tower of four, five and six-bedroom homes in Al Sufouh
The S is a residential tower by Sobha in Al Sufouh, Dubai, with 51 residential levels and a total height of 230 metres. Sobha's factbook places it close to Palm Jumeirah, Dubai Marina, Burj Al Arab and Burj Khalifa, with sea, Palm Jumeirah and skyline views.
The DLD project register, as at 4 October 2026, records the building as completed and 100% complete at its inspection of 20 May 2025.
Homes
Sobha's factbook lists large-format marble porcelain tiles, solid-core oak doors with concealed hinges, and a smart-home system that operates air conditioning, lighting, kitchen appliances and curtains. Fresh-air units carry high-efficiency and UV filtration. Master bedrooms have a clear height of 3 metres and other bedrooms 2.8 metres.
The display kitchen has a refrigerator, microwave, oven and hood, and a separate preparation kitchen has electrochromic glass. Ensuite master bathrooms have a freestanding bathtub, a three-way shower, a towel warmer and a mirror TV, and a one-way glass window to the bedroom. Sanitaryware includes smart WCs.
The 6-bedroom penthouses
Each penthouse has its own arrival lobby shared only with penthouse residents, a dedicated lift, and an internal lift and stairs to the upper level. Two separate entrances give direct access to the bedroom zone.
Penthouse 1. Sobha's factbook describes formal living and dining rooms with a clear height of about 6.15 metres facing the sea, a family living and dining room facing the Sheikh Zayed Road skyline, a preparation kitchen, two master bedrooms, a gym with change room and sauna, a home office, a maid's room and a patio and landscape court with an outdoor pool of about 2.7 by 3.8 metres.
Penthouse 2. The factbook describes formal rooms of about 5.7 metres clear height facing the sea, an enclosed family living room, two master bedrooms, a gym with change room and sauna, and a maid's room. The roof level has accessible terraces and an outdoor pool of about 12 by 5.5 metres with an open pantry, changing rooms, showers, steam and sauna.
Both penthouses come with six parking slots of about 2.5 by 6 metres.
Building and amenities
The factbook lists a double-height resident lobby, concierge services, a branded cafe in the lobby, storage for home deliveries, six destination-controlled resident lifts and a fire and service lift. Parking is on six enclosed podium levels, with camera and sensor-based entry.
Amenities include a temperature-controlled infinity-edge pool, sauna and steam, an outdoor jacuzzi, indoor and outdoor gyms, children's play areas and a mini outdoor theatre. A dedicated amenities floor on the 55th level has a cafe with dining, a majlis and a library lounge.
Sustainability features listed are a double-glazed facade, district cooling, locally sourced materials and a combined solar and LPG hot-water system.
